Poland Tewox buys two retail parks
Investment company Tewox, managed by the Lords LB asset management company from Lithuania, has announced the acquisition of two additional retail parks in the cities of Łódź and Radom. The seller is an investor, developer and asset manager Capital Park Group.

Poland Warsaw office market slowly stabilising
According to the report 'Office market in Warsaw in H1 2024', presented by Axi Immo, development activity is slowly returning to pre-pandemic levels, with 280,000 sqm under construction at the end of June.

Poland Shift into second gear
Q2 2024 showed the signs of the market acceleration, which allow to look to the future with greater optimism, and the market finally noticed decline of interest rates. Avison Young's experts point out that's a signal for the return of more affordable financing, which is likely to stimulate investor activity.

Romania More than double new demand
Companies leased 410,500 sqm of industrial & logistics spaces in the first half of the year, a total which reflects a 25 pct drop when compared with the previous year. However, according to data from the Cushman & Wakefield Echinox, the new demand had a share of 52 pct in the overall leasing volume in the same period (213,500 sqm), more than double vs. the new supply.

Poland Skycity to grow in Gdynia
Allcon is starting the development of the Skycity Gdynia mixed-use complex, of which a 120-metre-high tower will be a part. Construction of the complex will begin later in 2024.

Poland CTP is expanding in Zabrze
CTP has started construction of a new 11,200 sqm manufacturing facility at its CTPark Zabrze complex. The ZABR02 building will be built speculatively for manufacturing use with lease modules of a minimum size starting from 1,500 sqm.

Germany K+S takes the last space in Wildeck
Garbe Industrial Real Estate is expanding its cooperation with the mining and fertiliser company K+S. In Wildeck in northern Hesse, the Hamburg-based project developer has leased another logistics hall with a total area of around 7,200 sqm.

Poland Tenants fill up City Point Targówek
The joint venture between Partners Group and Peakside Capital Advisors has secured rental agreements for more than 16,000 sqm of space at City Point Targówek. Companies across various industries have pre-leased more than 70 pct of the space in the C2 building, the first multi-let building of the phased re-development, with scheduled completion by the end of the year.

Romania VGP extends Braşov complex
VGP has started the construction works to expand building B at VGP Park Brașov. This phase will add an additional 13,800 sqm to the existing 20,900 sqm already leased, thus addressing the growing demand for modern logistics spaces in the region.

Poland Big shopping for Big
Equilis and Acteeum have sold the Silwana retail park in Gorzów Wielkopolski. The facility was bought and taken over for management by Big Polska. The park was sold for EUR 40 mln, it is one of the highest transactions on the Polish commercial property market this year.

Poland Cogito EU chooses MLP Gliwice
Cogito EU, a supplier of parts for construction machinery, has leased 4,500 sqm of space at the MLP Gliwice logistics centre. The company will move into the new facility in November.

Panattoni is constructing a BTO manufacturing centre for Compal. Electronic components for the automotive industry are to be produced in a factory that is currently under construction in Czeladź.

CEE CEE investment volumes increased, though challenges persist
H1 2024 saw CEE investment volumes increase by circa 29 pct y-o-y. According to preliminary results, this is contrary to European and global results, where activity is still subdued. 2024 volumes could reach up to circa EUR 5.5 bln, around half of the 10-year average, expect experts from Colliers in its latest “H1 2024 Investment Scene” report.

Poland AFI and Echo take out big loan
A consortium of Santander Bank Polska (credit agent) and Bank Pekao (accounting agent and security agent) granted the investors of the Office House in Warsaw a construction and investment loan of EUR 103.4 mln and a VAT loan of PLN 20 mln.

Poland GTC’s activity in the first half of 2024
GTC has presented an analysis of its achievements in Poland during the first half of 2024. Over 35,400 sqm of office space was leased across ten buildings in Poland's largest cities. GTC’s properties attracted 14 new partners, and 18 companies chose to extend their leases.

Poland CitySpace opens new office in Warsaw
CitySpace, an operator of flexible office space in Poland, will launch its fifth location in Warsaw in October. The new centre is being created in the Nowogrodzka Square office building and will operate under the name CitySpace Novo.

Czech Republic A gradual increase of vacancy
Industrial Research Forum has announced industrial market figures for Q2 2024. The total amount of projects currently under construction increased to 969,800 sqm at the end of Q2 2024, out of which around 32 pct was already pre-leased. With over 117,000 sqm completed, the modern industrial stock in the Czech Republic reached the milestone of 12 mln sqm.
