What plans does the chain have for the next 2–3 years? In which locations will new stores be opening?

In the coming months, we will be opening Bricomarché stores in Myszków, Częstochowa, Sępólno Krajeńskie, Racibórz, Bielsk Podlaski, Police, Ozorków, Pobiedziska, Wołów, and Jawor. Two Jasam stores – in Nidzica and Dobre Miasto – will also soon be rebranded as Bricomarché. Next year, we plan to launch 25 stores, and from the following year our expansion will accelerate significantly, reaching around 40 new stores annually.

Bricomarché often appears among the tenants of increasingly popular retail parks. How important is this format for the chain?

Retail parks are very important to our network, as the complementary mix of brands attracts a larger number of potential customers. The drawing power of such a park is greater than that of a standalone store, which allows us to open locations even on the outskirts of towns. That said, retail parks also have their downsides – most often car parks that are too small for the number of tenants, and limited outdoor space for sections such as Bricomarché’s garden department. Nevertheless, they remain our preferred locations for new stores.

And what about the development of your distribution facilities? At the recent conference, you mentioned expanding existing space or looking for a new site in southern Poland. You are also about to launch a warehouse in Modlin. What changes are you planning in this area?

Currently, we operate two central warehouses: Swadzim (20,000 sqm) and Sosnowiec (12,500 sqm). In November, we will be opening a new facility in Modlin (14,000 sqm). We do not plan additional central warehouses for now, but Modlin has potential for expansion, and in Sosnowiec we could theoretically lease extra space. If that proves unfeasible, we will look for a new, larger warehouse location in Silesia. In addition, our network operates six mini-warehouses, which we call building depots. They mainly supply “heavy” construction materials to our stores as well as directly to customer project sites. These depots are located in Mechlin, Dąbrowa Górnicza, Sandomierz, Złocieniec, Lubawa, and Krępice. Later this year, we will open another depot in Tymianek (near Stryków), and in 2028 we plan to launch an eighth facility north of Warsaw.

At a height of 65 metres, the walls of the 15th floor are currently being built, which means that the structure has reached half of its target height.  Occupancy rates increased by around 4 pct in the first six months of the year compared to the same period of 2024, according to a report by Cushman & Wakefield Echinox with the figures based on the STR data. The average daily rate (ADR) grew by circa 8 pct in local currency. This resulted in a spectacular 12 pct increase in RevPAR YTD 2025 versus 2024.
