Lawyers move to Al. Ujazdowskie
Polish law firm Wardynski & Wspólnicy will become the anchor tenant, with
65 per cent of the space, of a new office building at Al. Ujazdowskie 10,
Warsaw. The project, which is being developed by Green Park Properties, is
scheduled for completion in March 2003 and the lawyers are to move in in
mid-March.
Aleje Ujazdowskie 10, which totals 4,000 sqm of office space, has been converted
from a residential building and was designed by Fiszer Atelier.
Olympic office building in Warsaw
The construction of Centrum Olimpijskie in Warsaw, has been announced by its
investors, the Polish Olympic Committee, (Polski Komitet Olimpijski), and its
developer, Echo Investment. Kulczyński Architects designed the 6,500 sqm office
building, which will be complete in the first half of 2004, at a total cost
estimated as PLN 35 mln. It will house The Centre of Olympic Education, The
Museum of Sport and the Polish Olympic Foundation.
New deals at Business Centre Bitwy Warszawskiej
New deals at Business Centre Bitwy Warszawskiej in Poland's capital, mean that
three new tenants are to take up space in the office building: Orix, a Japanese
leasing company with 650 sqm, Prokor, who provide engineering consultancy and
programme management with 260 sqm and a British financial institution for 630
sqm. The petroleum company Shell have also signed a new deal, to extend their
space by 360 sqm.
Business Centre Bitwy Warszawskiej consists of 20,000 sqm of office space and is
divided into buildings A, B and C. A and B were completed in May and are now 75%
leased and C will be ready in December this year. The Belgian company, the
Ghelamco Group, are the developers of the project and DTZ Zadelhoff Tie Leung,
the managing agents.
Brühl Palace to house luxury hotel
Warsaw city authorities are to hold a two-stage tender to recruit an investor to re-develop the Brühl Palace on Plac Pilłsudskiego. According to city Mayor Wojciech Kozak, the new building, due for completion in 2005, will include a luxury hotel.
Microsoft signs big pre-lease deal
A pre-lease deal for 5,500 sqm has been signed between Microsoft and TK
Development, for office space in the five-storey Jerozolimskie Company House
Building 2, which is currently under construction and is due for completion in
November 2003.
Mark Krajewski, TK Polska Operations' Development Manager, said that the
building was chosen by Microsoft because of its "high-quality
specifications, visible location and individual profile. It also shows that
large blue-chip companies have confidence in the long-term potential of the
Polish market and could indicate a trend, of companies seeking a strong identity
outside the CBD". Jason Sharman of Jones Lang LaSalle, who
represented Microsoft during the negotiations said that, "there will be a
number of pre-lease deals each year, but Warsaw is a difficult market to secure
such an agreement".
Jerozolimskie Company House 2, which contains over 9,100 sqm of leasable office
space, was designed by architects APA Kuryłowicz & Associates, is being
constructed by Warbud, and DTZ Zadelhoff Tie Leung represented TKD in
negotiations. Company House 1 is already complete and was sold to Dutch
Electronics firm Philips.
