Contracts galore for Panattoni Europe

POLAND Panattoni Europe is starting the speculative development of a new logistics park in Bielany Wrocławskie: Panattoni Park Wrocław III.

The developer has now finalised the land purchase for the investment and is set to begin the construction phase, with the first building to have an area of app. 20,000 sqm. The complex, which is situated next to the A8 Wrocław bypass and the A4 motorway, will eventually comprise two warehouse buildings offering a total of 83,000 sqm. According to the company: “The new industrial space at Panattoni Park Wrocław III is our response to the dynamic economic growth of the Lower Silesia region and the expansion of the local road infrastructure, especially bearing in mind the completion of the A8 Wrocław motorway bypass.” Robert Dobrzycki, the managing partner for Europe of Panattoni Europe, also commented: “Wrocław happens to be one of the most active markets at the moment. Despite the fact that it is fifth in terms of existing area, the projects that are currently being carried out and the fact that the highest amount of space was completed in this region in 2013 – as much as 117,000 sqm – should soon see Wrocław moving up the ranking. Its main advantages are its proximity to the Czech and German borders and the development of the local road infrastructure, including the Wrocław motorway ring road on the north-western outskirts of the city.” He also adds that the company is planning to start several similar projects across the country.

For pharmacists
The developer is also going to adapt one of its facilities for the requirements of the pharmaceutical industry. More than 12,750 sqm in Panattoni Park Mysłowice has been leased to DHL Supply Chain, part of the Deutsche Post DHL logistics group, dedicated to the logistics sector and specialising in supply chain management. The company will use the premises, which comprise 12,187 sqm of warehousing and 565 sqm of offices, to service Valeant Pharmaceuticals International. It will be adapted to meet the stringent quality requirements applicable to the handling of pharmaceuticals, such as controlled storage conditions and compliance with the requirements related to distribution and trading. To this end, the indoor surfaces will be washable and dust-repellent. Due to the specifics of the business sector, adequate ventilation as well as controlled temperature and humidity inside the warehouse will be ensured. Depending on the type of medications stored, access control to certain areas may be implemented. Inbound and outbound processing areas will constitute separate sections of the warehouse. At the end of the first quarter, Panattoni also signed a lease with DSV Road for 1,500 sqm of warehouse space and 300 sqm of office space in Panattoni Park Gdańsk. The centre, encompassing four buildings with a combined area of 46,000 sqm, is located close to Gdańsk’s southern ring road.

Tailored to suit
Panattoni Europe has also acquired and is to expand a manufacturing facility near Uniejów in Łódź province in a BTS project for acoustic shielding and insulation producer K-Flex Polska. The building currently offers 8,000 sqm of useable space, but a further 8,000 sqm is now to be added, with the work to be completed in August. At the same time, the entire façade is to be renovated and the traffic layout around the property will be modified. Outside Warsaw, Merlin.pl has chosen to lease premises in Good Point Puławska. Panattoni is the leasing manager of the 43,500 sqm warehousing complex (with some office space), which is owned by the PBWII Fund. Merlin.pl will be occupying 13,000 sqm in the facility. “On the one hand the commercialisation of the space in Good Point Puławska is an example of how Panattoni Europe is diversifying its services, and on the other it provides evidence of the growth of the domestic e-commerce sector,” remarked Katarzyna Wojtasiewicz of Panattoni Europe. Good Point Puławska is located in Łubna, 15 km from the Warsaw Southern Bypass (S2) and 25 km from the city centre.
