ROMANIA Iulius and Atterbury to transform Cluj district

Around 115,000 sqm of leasable retail space is to be developed on the site (the largest retail development in the country) as well as 23,000 sqm smart offices in the first stage. Residential buildings are also to be built as well as parks and a bridge over the river. The project will also have Romania’s largest underground car park, with 6,000 parking spaces and charging stations for electric vehicles as well as 3,500 spaces for bicycles.

Two buildings of the former Carbochim factory are to be restored, one of which will be converted into a performing arts centre, which will be a venue for concerts, fashion events and theatrical and contemporary dance performances, among others. The other building is to be repurposed as a coworking centre and start-up incubator. In addition to this, the project will also feature gardens, promenades, an outdoor sports centre, an amphitheatre, a theatre and a cinema, along with cafés and restaurants.

We want to return part of to the city back to it, transforming the Carbochim industrial complex into space for the entire community. The investment in converting the former industrial site will be huge in scope and in line with the general urban development strategy of Cluj. It is a project designed for today, but also for future generations. It represents our vision to appreciate the durable project.

The project, which is expected to start in early 2023, is still in the analysis, consultation and authorisation stage., the start of works being estimated for the beginning of 2023. Carbochim’s operations are to be relocated to another part of the city in a EUR 5 mln investment.
