Poland Okam unveils new Warsaw district design
Architecture and urban planningOkam bought the site in the Praga district in 2021. Since then, the developer has been working on creating a concept for the development of the giant 62-ha plot. Works at ul. Jagiellońska, as part of the first phase, are scheduled to start in early 2025. The implementation of the entire project will be spread over a period of some 25 years.
A multifunctional and sustainable city of the future is to be created on the land owned by Okam. The starting point was to create a community and care for the environment. The developer and a team of architects from WXCA and the Sawawa studio, together with other partners, developed an architectural layout with flats, educational facilities, as well as retail or office spaces. The current concept follows the master plan completed by Dawos on behalf of the Warsaw City Hall in 2019.
For more than two years after the purchase of the plot, we worked intensively with local authorities and organisations, partners and experts to develop a common vision for the future of the former FSO site that was satisfactory to all parties. Above all, we were driven by the desire to build a place with a high quality of life that meets the needs of present and future generations. F.S.O. PARK is to be a place that unites, around ideas such as education, ecology and community, among others. We have assumed a sustainable revitalisation, combining historical elements with new functionalities and modern solutions, including pro-environmental ones.

The usable area of the entire site will be approx. 700,000 sqm, while the PUM will be almost 440,000 sqm. The first phase of the project, which will cover about 11 ha, will include some residential buildings with retail and service areas, a school, as well as the first section of a park. Ultimately, the entire development will create around 12,000 flats for 17,000-19,000 people, as well as around 13,000 new jobs.
F.S.O. Park will not be fenced and the development will include numerous public spaces. There will be, among other things, space for an eco-market, as well as zones intended for the organisation of cultural events. The developer's concept also includes the creation of recreational and sports areas linked to educational facilities, as well as, for example, a public skatepark, jogging and cycling paths.
The project will be carried out in accordance with the principles of sustainable construction and will primarily use environmentally friendly materials and prefabricated components in its construction. Pro-environmental solutions will contribute to reducing CO2, lowering temperatures, reducing waste production, plastic consumption and individual motorised transport, as well as developing renewable energy sources.
The project is likely to feature solutions from the area of RES: photovoltaics, solar collectors and heat pumps. Rainwater retention system and an internal low-temperature network are also planned. Internal combustion vehicle traffic, including passenger cars, within the complex will be excluded. Collector car parks will be set up around the development, as well as points for delivery vans or couriers, and Okam will provide electric vehicles and bicycles for use by residents and tenants.
