SLOVAKIA Alto launches Sky Park arch-comp

Alto Real Estate, the owner of the Sky Park complex in Bratislava, has launched an architectural competition for its further development on an adjacent plot.

The company, which was founded by a former partner of the original developer of Sky Park, Penta Investments, acquired part of Penta’s property portfolio (including Sky Park) in H1 2022 for around EUR 300 mln – that year’s biggest investment deal in Slovakia.

Sky Park, which is located close to Bratislava’s dockland area, will eventually also comprise four residential towers (the fourth is currently under construction) designed by Zaha Hadid Architects, along with the Sky Park Tower (estimated completion, 2027/28) and Sky Park Offices buildings. It also features the historic Jurkovič Heating Plant, which after extensive renovations has been repurposed as a retail, services and events centre. In total, the complex will contain 700 apartments and 34,000 sqm of leasable space. It also has 3.52 ha of green and public space.

The 1.5 ha plot was recently acquired from HB Reavis. According to Rastislav Valovič, the CEO of Alto Real Estate, the new project, which has been given the name Blok 5.1, “should not only expand and connect to the green park, which is already one of the largest in Bratislava, but (…) the urban planning and design should complement Sky Park and the broader neighbourhood while simultaneously offering a new perspective and identity of its own. The site will primarily accommodate residential units with supplementary civic amenities, as well as an office building that will follow later.”

The new development should have a gross built-up area of around 61,600 sqm and a maximum height of 75m. Each phase should comprise at least 25,000 sqm gba. The submission deadline for architectural designs falls on November 16th this year, with the results to be announced on November 29th. Seven designs are to be selected for the second round 
of the competition, when the deadline for final submissions will be January 18th 2024, with the proposals to be presented to the jury at the end of that month. The final results will be announced on February 29th 2024.
