The 40 finalists of the MIPIM 2026 Awards, representing countries across the globe, from Denmark to Oman to Australia, have been selected for the final ceremony in Cannes.

The 40 finalists for this year’s MIPIM Awards have been announced.
The finalists come from 19 countries, from Oman to Australia and across Europe, with Germany, the Netherlands, France and the UK having the most shortlisted projects. They were chosen from a highly competitive pool with a record number of submissions received from around the world. This year’s MIPIM Awards finalists include: · Groot Handelsgebouw, Rotterdam (The Netherlands): Europe’s first “drive‑in” building, sustainably reimagined to balance its heritage with modern demands. · Sydney Fish Market, Sydney (Australia): The revitalisation of a formerly industrial part of Sydney’s harbour, transforming it into a world‑class gourmet destination and architectural landmark. · Home.Earth Nærheden, Copenhagen (Denmark): A development of 158 modular homes constructed with 90% reduced emissions, with 86% of the structure made from timber. · Canopia, Bordeaux (France): The country’s largest private rehabilitation project, converting a 4‑hectare urban brownfield site into a fully pedestrian, mixed‑use district. · Wooden Logistics Property in the Inland Port of Straubing‑Sand, Straubing (Germany): Europe’s largest timber‑built logistics facility, developed using approximately 3,600 cubic metres of sustainably sourced Bavarian timber. · New Velindre Cancer Centre, Cardiff, Wales (The United Kingdom): An all‑electric hospital pioneering sustainable, patient‑centred healthcare.

Categories for MIPIM Awards include: Best Conversion Project, Best Cultural, Sports and Education Project, Best Hospitality, Tourism and Leisure Project, Best Industrial & Logistics Project, Best Mixed-Use Project, Best Residential Project, Best Urban Regeneration Project, Best Workplace Experience, Best New Development, and Best New Mega Development. The winners will be selected by both the jury’s and MIPIM delegates’ votes, cast online and on-site. In addition to the category winners, a ‘Special Jury Award’ will be awarded to the jury’s most favourite project among all. The winners will be announced at the MIPIM Awards ceremony on Thursday, 12th March, at the Palais des Festivals, Cannes.
The jury, chaired by Véronique Bédague, CEO of Nexity, France, consists of high-level experts, including: - Melike Altinişik, Founder at MAA – Melike Altinişik Architects (Türkiye) - Aaron Block, Co-founder & Managing Partner at Metaprop (United States) - Guy Grainger, Global Head of Sustainability Services & ESG at JLL (The United Kingdom) - Karim Habra, Global Governing Trustee at ULI (France) - Akinori Kanayama, Senior Executive Officer, Hotels & Resorts Biz. Div. at Tokyu Corporation (Japan) - Nicholas Maclean, President, RICS (The United Kingdom) - Jani Nokkanen, Partner & CIO at Urban Partners (Finland) - Alexandra Notay, CEO at the Housing Forum (The United Kingdom) - Vanessa Roux-Collet, CEO Europe & Head of France at AEW (France) - Camilla Van Deurs, Partner & Adj. Professor at Nordic Office of Architecture (Denmark) This year, the jury has focused on projects that enhance the prospects of the built environment in line with ESG goals. The projects are judged on their overall sustainability, integration in the environment and community, the quality of the user experience, economic contribution to the area, the originality of the concept and the architectural qualities.
Each year, MIPIM attracts over 20,000 delegates from over 90 countries, comprising key decision-makers in the real estate sector, national governments and city leaders.

The 40 shortlisted projects, representing 19 countries, range from first‑of‑their‑kind ‘drive‑in’ and naturally climate‑controlled buildings to the restoration of one of the oldest historic neighbourhoods. Each one showcases unique ways in which real estate can create more resilient and economically vibrant places for the future.
