POLAND If there's one thing that Marian Okręglicki, the president of the board of Sawa Apartments, cannot complain about, it's not having any work to do. His company has just finished developing the first stage of the Sawa Wilanów residential project, which has been carried out together with BRE Property Partner in Warsaw's Wilanów district, and is now planning two more stages with app. 360 apartments.

The second stage is to start at the beginning of Q3, and will involve the construction of 113 apartments. And this is not the only project in the company's pipeline. Construction work on the mixed-use Kozubnik complex has started in Beskid Mały on the site of the former Zespół Domów Wypoczynkowo-Szkoleniowych HPR Porąbka-Kozubnik holiday resort, built in 1968. After the political transformation the complex passed into private ownership, but the new owner ran into debt and its assets were seized. "In 2008 I bought the centre from the trustee. Over the next three years we were busy rectifying the legal status of the property. Now we have a construction plot with an area of over 2 ha, including a forest," reveals Marian Okręglicki.

More fun on holiday
The developer has already demolished six buildings and cleared the entire site. In the first phase of the three-stage project three buildings that were spared from demolition will be renovated and converted into 90 condo apartments. "We would are currently reinforcing the structures of two buildings and would like to have the work on the shell of this stage completed by the end of the year and put it into operation at the end of Q2 or early Q3 2014," adds Marian Okręglicki. The second stage involves an extension of the old swimming baths, which are to become the Europejskie Centrum Medyczne. The entertainment section of the complex and a number of conference halls with a capacity for 400 people are to be built on the site of the former Piekiełko night club. The third stage will see the construction of 150 luxury apartments, each with an area of around 40 sqm and priced at app. PLN 5,000 per sqm. Guests and residents of the project shouldn't have any reason to complain about a lack of things to do: there are three lakes nearby, and a ski slope could also be built on the property. Investment costs for the entire project should come to PLN 80-90 mln. "We would like to finish the Kozubnik project in 2016. The second and the third stages could be launched simultaneously. However, this depends on the model chosen to finance the project," adds Marian Okręglicki.

Along the Vistula
The Warsaw-based developer also has much to keep it busy on its own patch. "We are planning the construction of a mixed-use building on ul. Solec in Warsaw's Powiśle district. This will feature 1,600 sqm of retail space, 3,000 sqm of office space and 6,500 sqm of residential space. The project could be launched this year. We are currently negotiating with a large grocery chain over the lease of the retail space on the ground floor," says Marian Okręglicki. The developer also has planned an urban villa in another Warsaw district - Ochota. The building, which has been designed by Polsko-Belgijska Pracownia Architektury, will include 14 luxury apartments each with an area of 140 sqm. Construction work on the project will need to wait until next year, because the company needs to buy an adjacent plot before it can start. Sawa Apartments' project portfolio also includes a building permit for 80 apartments near the Zegrzyński reservoir north of Warsaw. It is not yet clear whether this project, with its own access to the lake, will get underway this year. To become an owner of one of these apartments you will need to spend between PLN 6,000 and PLN 8,000 per sqm. Also by the waterside, this time the Vistula river, the company is preparing for the development of eight luxury apartments in an old granary in Kazimierz Dolny together with a number of external partners. The apartments, which are to be sold individually or together, will cost app. PLN 15,000 per sqm. The list of residential projects planned by Sawa Apartments also includes 38 apartments in Warsaw's Bemowo district and 15 apartments in Kraków, as well as two office buildings (each with an area of 5,000 sqm) in Bytom.
