Spotlight on the tenant

Editorial
Close your eyes, relax and feel at home. What can you see? Warm slippers, a comfy sofa, an absorbing book, a cup of mulled wine – as well as a snowstorm outside, where it’s bitterly cold.

However, your senses are calmed by some Frank Sinatra classics emanating from the stereo’s speakers. Is it possible to feel like this in the office? You not only can, but you even should. We want to and should feel comfortable at work, not only because we deserve it, but also for a more mundane reason – it increases our productivity. Our employers know this, as do property owners and the designers of office space, many of whom have now made it their mission to give offices a warmer, more homely atmosphere. Office users and their needs have moved into the centre of their focus. And it is precisely the satisfaction of tenants’ needs – in the context of office park development – that is expounded upon by UBM’s executives in the articles entitled ‘A decade of Poleczki Park’ and ‘Park life’. We also talk to Bartosz Trzop of Trzop Architects in ‘Nature in offices. Do we need biophilic design?’ about designing interiors inspired by nature to cultivate a feeling of inner harmony in their users. We also cover interior design trends more generally in ‘Seeking new directions’. The requirements of tenants are changing and so are those of owners, such as developers and investment funds. How can we keep up with them? To find out, all you need to do is read our interviews with Tomasz Buras and Kamil Kowa (‘Remodelling for changing times’) and Daniel Czarnecki (‘Agent of change’) of real estate consultancy Savills for some invaluable advice on how to navigate the booming office market in Poland. It’s also worth taking a look at our interview with Árpád Török of TriGranit (‘On the look-out for opportunities’) for a broader view of what’s happening in Central and Eastern Europe. What we can be sure of is that the year ahead of us is not going be a boring one!

I wish you a pleasant read,

Ewa Andrzejewska
