Panattoni busy in two lands

POLAND/slovakia Panattoni Europe in the last couple of weeks announced a number or large projects in Poland and Slovakia. This includes the planned developement of a BTS forklift factory in Kołbaskowo near Szczecin for Linde, a subsidiary of the German based Kion group.

The total capital expenditure on this project will come to more than EUR 60 mln. The 44,000 sqm facility, which is being built on an 18 ha site close to the A6 motorway and 2 km from the German border, is to be used to house all the stages of manufacturing forklift trucks. The first of these should run off the production line in 2021, while the plant itself should reach full capacity in 2023, when it is expected to employ around 150 people. “In the project for Linde, Panattoni Europe is responsible for the entire development, from preparing and securing the land and property, obtaining all the permits and decisions, developing the building itself, coordinating all the changes required to install all of Linde’s machinery inside including the acceptance procedures and handing over the keys to the centre,” said Marek Dobrzycki, one of the managing directors of Panattoni Europe.

The company is also to develop the Panattoni Park Bydgoszcz II industrial complex, around 6 km east from the city’s centre. Construction began on the 40,000 sqm park in September. The first units are to be ready in Q1 2020. To date the developer has completed 160,000 sqm of modern warehouse space in the Kujawy-Pomerania region, including distribution centres in Bydgoszcz and Toruń as well as BTS warehouses for Kaufland and Carrefour Polska. The developer is also currently developing the Panattoni Park Toruń II logistics complex. “The city is within the Warsaw, Poznań and TriCity triangle, which is an excellent place for developing warehouses,” says Dorota Jagodzińska, a managing director at Panattoni Europe.

More parks to be built

The developer is also to build the 80,000 sqm Panattoni Park Żory logistics complex around 50 km south of Katowice in the Upper Silesia region. The developer has signed the first lease for 7,000 sqm of space in the complex with Cargo-Partner Spedycja. The tenant will move into the first building, which will total 40,000 sqm of space. The construction work has recently begun and is scheduled for completion in Q1 2020. The transaction was brokered by Cushman & Wakefield. Cargo-Partner Spedycja is to relocate from a reloading warehouse in Mikołów and is expanding its services into contract logistics. “Panattoni Park Żory is the first modern distribution centre in this location, which already has a strategic importance. Being close to major infrastructure near the border and to the Katowice Special Economic Zone/Jastrzębie-Żory Subzone, which is virtually next door to our new Panattoni investment project, makes Żory an excellent base for any business,” explains Marek Dobrzycki. Panattoni Park Żory will eventually comprise two warehouse buildings with a combined total area of over 80,000 sqm. It is close to both the border with the Czech Republic and the Sośnica junction of the A1 motorway.

Digging near the airport

In Slovakia the developer has also recently begun work on Panattoni Park Košice Airport and Panattoni has already announced its first tenant: Slovakian cigarette manufacturer GGT. Panattoni is to build two halls with a combined area of 35,000 sqm on the 7.5 ha site it bought from Penta Real Estate, which lies close to the airport in east Slovakia and the D1 motorway. “The first lease agreement for the facilities at Panattoni Park Košice Airport was signed in record time, even before the construction work had begun. This only goes to show that we are in the right place at the right time. GGT will use the facilities to expand its business to neighbouring markets, and I am convinced that their strategy will inspire other manufacturers, distributors and logistics companies,” comments Erik Ivaničko, the development manager for Slovakia at Panattoni Europe and the head of the developer’s recently opened Bratislava branch office.
