More warehouses for Bydgoszcz thanks to S5
Warehouse & industrialRegional towns such as Rzeszów, Lublin and Bydgoszcz are enjoying a great of interest, according to the latest ‘Warehouse Market in Poland’ report prepared by Axi Immo. Waimea Holding is planning a project in Bydgoszcz due to the soon to be constructed S5 road. Bydgoszcz, which came first in the ‘Doing Business in Poland 2015’ report by the World Bank, is increasingly often being considered the best location for new logistics and warehouse projects.
“The further development of the production sector will definitely be generating the need for new warehouse space. The planned construction of the S5 expressway to Poznań is an additional driving force for logistics projects in the region. It will provide a quick connection between the Kuyavian-Pomeranian Province and Lower Silesia,” said Piotr Bzowski, the leasing and development director at P3 Logistic Park.
Businesses can open over an area of 280 ha in the Bydgoszcz Industrial and Technological Park, around 70 ha of which is still waiting to be developed by future investors. “The city’s offer also includes 120 ha owned by the Municipal Water and Sewage Company,” explained Rafał Bruski, the mayor of Bydgoszcz.
The projects being carried out include: Panattoni Park Bydgoszcz, a production and warehouse complex partly located on the site of the former Zachem chemical production plant. The first stage of the project is currently under development, invovlving the construction of two facilities with a combined area of 26,000 sqm (16,000 sqm and 10,000 sqm), which are scheduled for compeltion in Q2 2016. One tenant has leased 12,000 sqm in the park. “This is an e-commerce company,” reveals Tomasz Śrama, a leasing manager at Panattoni Europe. Meanwhile, the planned Waimea Logistic Park Bydgoszcz project is to have an area of app. 90,000 sqm.
“We are planning to build a logistics park on an 18 ha plot. The construction of the first hall for a small business unit with an area of 9,100 sqm is to go ahead as soon as possible. Our project will be carried out in three stages. The first stage will amount to app. 5.5 ha,” said Andrzej Rosiński, president of Waimea Holding.
According to Axi Immo Group, 2015 was a record year in terms of demand and supply, making Poland the leader among warehouse markets in Central and Eastern Europe. The total supply of warehouse space in Poland amounts tohas now reached 9.67 mln sqm. Its main tenants are mostly logistics operators, retail chains, companies related to the automotive industry and light production. Most new projects are being developed near Warsaw, Poznań, Wrocław, Upper Silesia and Central Poland.
