UBM on Spichrzów Island
Hotels“One of the most important stages in terms of the development of first quarter of the Spichrzów Island is the construction of the hotel (...). The companies that carry out such projects should specialise not only in the art of construction but also in the later operations of the hotel. From the beginning Granaria was aiming to secure a credible partner. We entered into negotiations with six companies interested in the construction of a hotel and in the end decided to cooperate with UBM,” explained Bartłomiej Hofman, the president of the board of Immobel Poland.
The planned four-star hotel, which will operate under the Holiday Inn brand, will have a useable area of 13,700 sqm and 236 rooms. The design has been prepared by the RKW architectural studio and refers to the architecture of Gdańsk’s old town, but using modern forms and the latest construction materials. As well as the guest rooms, the hotel will have conference rooms and a fitness and spa area. It will be made up of two connected buildings with an open lobby. A large terrace with a view onto the old town and a restaurant will be located on the top floor. The hotel will also have an underground car park and a residential section. A publicly accessible square will also be created between the buildings with cafés and bars. Martin Löcker, a member of the board at UBM, insists that the company is not thinking about selling the project at this time.
“Being an investor in a hotel project in a historic district of Gdańsk is a real challenge for us. Our competences gained from projects such as the InterContinental in Warsaw and Andel’s in Łódź will certainly be useful,” said Sebastian Vetter, another board member at UBM Polska. A retail, residential and service complex with a combined useable area of app. 60,000 sqm is being developed over an area of 1.8 ha on the island’s northern part as part of a public private partnership. The project will be carried out in a number of stages and should be completed in 2023. The company responsible for the execution of the project is Granaria Development Gdańsk, the leader of a consortium including Immobel and Multibud. The consortium is to also build a footbridge from the old town to the island. The site belongs to the city and, according to Martin Löcker, will be handed over to investors after the completion of the first floor of the project. He also told us that the company is planning to launch a number of residential projects in Kraków, Wrocław and Warsaw in the near future (in the green-belts of the cities).
