Second stage of Officyna underway
Office & mixed-use developmentThe building will have five office floors and it will contain almost 7,300 sqm of leasable space. The building should be completed in early 2021.
“We have finished the piling under the foundation slab and are currently constructing the reinforced concrete slab and all the installations related to it (...). We plan to complete the construction work up to the ground level by mid-November and then have the shell of the building finished by the end of Q3 2020 at the latest,” reveals Piotr Nisiewicz, a project manager at Torus. The first stage of Officyna (5,000 sqm of leasable space, including 4,200 sqm of office space) has recently been issued with an occupancy permit. Tenants will start moving in soon.
The second stage will stand in a closed area behind the first building. Two retail/services units will be located on the ground floor, while levels from 1 to 3 will be typical office floors. The +4 floor will be slightly smaller due some of the space being taken up by access to the large terrace of almost 270 sqm.
“Officyna is a small development compared to our previous projects, especially Alchemia. However, it is an interesting product on the local office market, primarily for smaller tenants, for whom high-quality space has now become more available in this part of the city. Officyna is also of great value for the district as it is modern but also complements existing buildings in Wrzeszcz – or Gdańsk’s ‘second city centre’, as it is now often referred. We will continue to develop along the conurbation’s main transport axis, as we feel that this is the ideal location for this type of project. Thus we are continuing to contribute to the development of al. Grunwaldzka as a major business street,” claims Sławomir Gajewski, the CEO of Torus.
The building will be connected to the first stage of Officyna with a direct passageway. Its main entrance will be located on al. Grunwaldzka (via the first stage), while there will also be an additional entrance from the side of the connector. Entering the area by car will be possible from ul. Wassowskiego. More than 70 parking spaces will be provided in the underground car park and at ground level. There will also be 35 spaces in the outdoor car park.
The building will be LEED certified (with an expected ‘Gold’ rating). The design has been prepared by the APA Wojciechowski studio while VvS | Architects & Consultants are the LEED consultants. The occupancy permit is expected to be issued in Q1 2021.
