Poland Skyliner phase II on its way
Office & mixed-use developmentSkyliner II will comprise 24,000 sqm on 28 floors. Most of the usable space (23,000 sqm) will be used as offices, while there will also be almost 1,000 sqm of retail and services. The building will resemble the first phase, filling the remaining space of the plot. The two towers will be connected by a shared lobby, which will be fully glazed with an open, illuminated, two-storey foyer and mezzanine featuring abundant natural vegetation. The publicly accessible podium of the complex will contain a 4,500 sqm retail zone.
Skyliner II is a natural continuation of the first phase of our development on Rondo Daszyńskiego in Wola district. It will be a modern sustainable project in line with the latest ESG trends. The interest aroused by the first phase has only strengthened our decision to start its second phase. The feedback from existing tenants and conversations with potential users of the new project clearly show that Warsaw is an excellent place to create attractive office spaces supplemented with additional functions for employees. Tenants highly value such solutions, especially those based on an individual approach. And you will find these in our complex.

Skyliner II will also offer garden terraces of almost 900 sqm on the top floors of the building. The 570 sqm main terrace on the top floor will include an amphitheatre, outdoor coworking areas, as well as space for events and presentations. All the terraces will be connected by an open staircase and a lift. There will be a total of ten lifts throughout the building seven main lifts, two lifts for the car park, and a fire escape lift.
The space around the project will also be green, publicly accessible and designed to encourage users of the complex and surrounding buildings to spend their free time there. More trees, shrubs and other plants will line the sides of the new office building to create a promenade connecting the office buildings with the neighbouring residential development.
As with the first phase, the second has been designed by the APA Wojciechowski Architekci studio.
We have set the bar high for ourselves with the first phase of the Skyliner complex. It is an iconic and timeless building that has become a symbol of Wola’s business development. When designing the second office building, we wanted the two buildings to be mutually coherent, complementing each other architecturally and looking alike, but also for each of them to have its own character and be unique. (...) The second phase will feature, among others, the characteristic top of the building accentuated by unique green gardens located in the south-western part on tiered terraces, which will also be available outside working hours.

The first preparatory work on the underground section was carried out in 2022. Warbud has since completed the diaphragm walls for the future underground car park and rebuilt the existing installations. Skyliner II received its final building permit in March 2023. Karimpol has already launched the selection procedure for the general contractor. The developer will also apply for a BREEAM ‘Outstanding’ certificate and intends, as with the first phase, to power the building from renewable energy sources.
Construction work on the second building is scheduled to start this autumn. It will have a 5-storey underground car park with spaces for more than 200 cars and a bicycle zone for 100 bikes. The entire complex will offer 73,000 sqm of leasable space.

The 195m Skyliner I comprises 49,000 sqm of leasable space on 42 floors. It was completed in Q1 2021.
