In Warsaw, the highest prices are higher than PLN 70,000 per sqm, with total unit costs of more than PLN 12 mln. Sales in the luxury segment are progressing more slowly than in the mass market. In the third quarter of 2025, only 8 pct of the available stock was sold in Warsaw’s most expensive developments, compared with 18 pct across the wider market.
The luxury housing segment is expanding across Poland’s largest cities, with Warsaw remaining the undisputed leader. Wola has now overtaken traditionally prestigious districts, emerging as the fastest developing location for premium properties. Outside of Warsaw, the Tricity area maintains a strong position, supported by its unique coastal location. Kraków, with its long tradition in the luxury segment, enjoys the fastest sales pace. Wrocław and Poznań offer somewhat smaller markets. The slower sales rate in the premium segment is a natural consequence of a narrower target group and growing supply. Buyers carefully assess the location, standard, and investment potential before committing several – and often many – millions of złoty.

Warsaw’s Wola Leads the Market
Warsaw offers both intimate, high-end developments with only a few apartments and modern residential towers with 200–300 units. The majority are found in Wola, followed by Śródmieście and Mokotów. Warsaw’s 19 premium projects account for around 5 pct of all apartments currently for sale in the city. More than half of the luxury units are one- or two-bedroom apartments, although large multi-bedroom apartments of more than 200 sqm are also available. Prices are higher than PLN 70,000 per sqm in the most exclusive projects, with the most expensive homes costing up to PLN 12 mln, although most typically fall within the PLN 3–8 mln range. Six projects are already completed, nine are under construction, and four are in the preparatory or groundwork stage.
Luxury by the Sea
The Tricity continues to attract buyers from across Poland, thanks to its Baltic coastline and rich history. The metropolitan area currently has nine developments with prices above PLN 35,000 per sqm: five in Gdańsk, three in Gdynia, and one in Sopot, making up nearly 6 pct of the total offer.
As in Warsaw, two- and three-bedroom apartments dominate. Only one development includes units below 30 sqms. The largest apartments reach around 180 sqms, with total prices of more than PLN 7 mln, though most remain under PLN 5 mln. Four developments are completed, three are under construction, and two are in the groundwork stage. Sales in Q3 2025 reached 12 pct, compared with 17 pct across the wider market.
Fastest Sales in Kraków
Kraków has a long-established luxury housing sector. The city currently offers 10 developments with units priced from PLN 35,000 per sqm, representing less than 3 pct of the total supply. Most are situated in the Old Town and tend to be small-scale projects: seven developments contain fewer than 100 units, with an average of just 29 apartments per building.
Two- and three-bedroom apartments predominate. Unit sizes vary widely, from under 30 sqm to more than 250 sqm. Prices may reach several million złoty, though they more commonly fall below PLN 5 mln. Kraków enjoys the fastest sales rate in the premium segment: 17 pct of available stock was sold in Q3 2025, compared with 12 pct across the city’s overall market.
A Tower in Wrocław
Average prices in Wrocław are lower than those in Warsaw, Kraków, and the Tricity. The city has three developments priced above PLN 35,000 per sqm, and another three between PLN 30,000 and PLN 35,000, collectively accounting for more than 7 pct of the local market. Wrocław is the only Polish city besides Warsaw to offer luxury apartments in buildings of several hundred units, including a tower block with more than 30 storeys. The average development contains 94 units, though smaller projects with fewer than 30 apartments also exist.
One- and two-bedroom apartments make up more than 70 pct of the supply. The most expensive units cost more than PLN 10 mln, though most are priced below PLN 7 mln, with some starting at under PLN 1 mln. The Q3 2025 sales rate reached 13 pct, comparable with the mass market.
Three Projects in Poznań
In recent years, the wealthiest buyers in Poznań have tended to favour single-family homes in the metropolitan area, leaving the premium apartment market relatively underdeveloped. Only three Old Town developments have units of over PLN 30,000 per sqm, and even the most expensive do not reach the PLN 35,000 threshold. This accounts for less than 2 pct of the city’s total sales stock. Two- and three-bedroom apartments dominate. Unit sizes range from around 30 sqm to more than 200. The most expensive homes cost over PLN 9 mln, though they are more commonly priced below PLN 5 mln, and some fall under PLN 1 mln. Sales in Q3 2025 were lower than the market average: 8 pct of premium stock sold, compared with 13 pct across all developments.
