Topping Out at Metropolitan in Warsaw
The Metropolitan office building on Pl. Pilsudskiego,
Warsaw, has been topped-out. Hochtief Polska started the construction exactly
one year ago and in another year the office building should be ready. The
developer of the 38,000 sqm Metropolitan is Hines and the architect Norman
Foster. Bogusław WoĽniak from Hines, said that the company was negotiating
with potential tenants at an asking price of USD 31-2 per sqm. plus USD 5.5
per sqm. for services. The leasing agent is Cushman and Wakefield HB.
Eurocentrum signs anchor tenant
Wydawnictwa Szkolne i Pedagogiczne, a leading publisher
of school materials in Poland, has signed a contract to become Alpha Tower's
anchor tenant. The class A building on Ale Jerozolimskie 124/138, Warsaw,
is the first in the Eurocentrum complex, which consists of four office
towers and by 2004, the four star Crowne Plaza Hotel.
The contract, signed with developer 8 Star Sp, is for the lease of 5,032
sqm of office and retail space, meaning that 40% is now leased of Alpha's
total 12,500 sqm, which consists of twenty-one levels, including three for
retail and services and three levels of underground parking for 210 spaces.
Anna Sarnecka of Lambert Smith Hampton, co-agent for the Eurocentrum complex
said of the deal, ,as an agency who have only been on the market since January
2002, finalising a transaction for such space is a great success. This is
the biggest deal on the Warsaw market this year."
