CEE REGION Prologis has signed six leases for space in the Warsaw region with a combined area exceeding 94,000 sqm. The largest space was leased by Procter & Gamble, which prolonged its contract for 35,000 sqm in Prologis Park Sochaczew

A company from the courier and logistics services sector has also taken up 5,000 sqm of additional space in the same park. Meanwhile, plastic packaging manufacturer Viva has agreed a 34,000 sqm lease at Prologis Park Teresin, while ventilation and air conditioning unit manufacturer VTS has renewed its 10,000 sqm contract and expanded by another 600 sqm in Prologis Park Nadarzyn. In addition, paint producer PPG Deco Polska has signed an extension deal for 5,222 sqm in Prologis Park Błonie, while distributors of food and chemical products Pilot Unlimited and Helix have leased 3,500 sqm at Prologis Park Warsaw. “Warsaw is a very competitive market, but in April we managed to lease on average 3,100 sqm a day in the region,” said Michał Czarnecki, the vice-president and head of leasing for Prologis in Poland. In Prologis Park Wrocław V on the other hand the company has signed an agreement with Hi Logistics Europe, an affiliated logistics company of LG Electronics, for 20,600 sqm of warehousing. The facility, which has been developed speculatively as the ‘DC5’ building, will be used by Hi Logistics to serve the Polish, German and Czech markets. “With this agreement, the 27,000 sqm facility is 75 pct leased prior to its planned completion in the third quarter,” said Ewa Zawadzka, the vice-president and head of development of Prologis Poland. Prologis Park Wroclaw V, which is located in Nowa Wieś Wrocławska, currently includes four completed BTS halls totalling more than 90,000 sqm. Tenants include Eko Holding, Neonet, Tradis, and UPM Raflatac. The complex has additional development potential of 98,000 sqm.

DC7B to grow in Slovakia

In Slovakia Prologis has announced that it is beginning construction work on a 23,700 sqm speculative project at Prologis Park Bratislava. The facility, building ‘DC7B’, which should be completed by the end of the year, is almost 40 pct pre-leased by logistics provider Geis Group, which will be moving from its existing brownfield location to its new premises. Prologis Park Bratislava is situated on the first exit of the D1 motorway, 24 km east of the city centre and two from Senec. Upon completion of the latest project, it will offer 232,000 sqm. “The pre-leasing activity is a testament to the location of Prologis Park Bratislava close to the Bratislava market as well as the entire Slovak region,” commented Ben Bannatyne, Prologis’ regional head for the CEE region.

Targeting capital cities

In Hungary, meanwhile, Prologis has signed an agreement with logistics provider DB Schenker for the lease of 26,500 sqm of warehouse space in Prologis Park Budapest-Sziget. The transaction includes a 7,500 sqm build-to-suit facility (‘DC6’) and a 19,000 sqm lease in an existing building (DC4). DB Schenker is planning to consolidate its operations at this location, including its local headquarters in Hungary. The build-to-suit cross-dock facility will feature access for smaller trucks on one side and loading docks on the other. Construction work started in the second quarter of the year, with its completion expected in the fourth quarter of 2014. “With the rise of e-commerce, we have witnessed an increase in the number of requirements for cross-dock facilities in the vicinity of major cities that allow for last-mile delivery service,” commented László Kemenes, the vice-president and country manager of Prologis Hungary. Prologis Park Budapest-Sziget is situated in the industrial zone of Szigetszentmiklós. Prologis has also announced that it will begin the development in July of a 30,000 sqm speculative logistics facility – the first stage of its Prologis Park Prague Airport complex. The project should be completed in Q4. Another 102,000 sqm could be built on the 33 ha of land, which was the planned site of Skanska’s R6 Logistics Park, but was bought from the latter at the end of May. “We believe the park’s prime location – offering excellent access to the rest of the Czech Republic and Germany – makes it one of the most attractive hubs for commercial development in the region. Demand for high-quality space in this area should only grow,” remarked Ben Bannatyne. Prologis Park Prague Airport is located next to exit 7 of the R6 motorway close to Prague Václav Havel Airport.
