othing quite like the Eurobuild Awards has taken place anywhere in Europe. On Eurobuild’s behalf, independent market-research company Millward Brown will ask over 900 tenants across Poland to rate the office, shopping centre or warehouse they occupy on a number of factors. We’re also going to ask several leading market professionals to do the same thing. Will tenants and market professionals agree, or will they come up with very different answers? The results promise to to shed a fascinating light on Poland’s commercial real estate market.

In the accompanying event supplement, which will also be distributed with the December 2010 issue of Eurobuild and therefore read by our thousands of readers across Europe, we will publish a breakdown of the results, for example showing the best projects in major cities and showing the highest rated schemes according to each question.
Strong research element
The survey will not only lead us to the winning projects, but the accompanying research will also reveal a lot of information about what tenants in Poland want and how well served they feel by the premises they occupy. What issues are most important for them? What changes would they make to improve their building? What, in their opinion, is the best project in their sector?
We have already started the process of getting feedback from the market concerning the questions that will be put to the tenants and about which projects will be included in the survey. Nothing has been decided, but at the moment it looks like there’ll be about 70 offices, 40 shopping centres and 20 warehouses included in the survey, with size being the main criterion (in other words, the bigger the project, the more likely it is to be eligible). The projects are also required to have a minimum number of tenants and have been functioning for a full year as of January 1st 2009.
Concerning the jury – the market professionals who will vote on the best projects and companies – each category will be treated separately, with only those who know the individual sector well being asked to vote. For example, those choosing the ‘Best Warehouse in Poland’ will be senior professionals who know that sector well. Voters will be given up-to-date information about the projects or companies to help them make their choices.
This is an ongoing process. Nothing is set in stone yet and we are actvely seeking advice and feedback. In the coming weeks we’ll be meeting with groups of professionals to decide on the final questionnaire for each sector.
