Poland New Archicom housing estate in Warsaw's Służewiec district
ResidentialArchicom purchased a 1.3-ha plot of land at ul. Postępu in 2023 with the intention of developing multi-family residential buildings. The concept currently being presented was developed by Warsaw-based studio WWAA, which is also the author of the neighbouring development, Modern Mokotów, also planned under the provisions of the housing specs act. Archicom's proposal complies with the applicable local urban planning and architectural standards. It also received a positive opinion from the Office of Architecture and Spatial Planning of the City of Warsaw.
In line with the urban policy, we are continuing to transform the office monoculture of the so-called Mordor into an inner-city space conducive to building neighbourly relations. Instead of yet another office building, we are proposing open housing and friendly public space. The planned development will be fully linked to the immediate neighbourhood, enabling everyone to walk comfortably between the buildings, the grounds of which will not be fenced off. This way, a walk, a shopping trip or walking to the bus stop will be much easier.

The architects have designed five multi-family buildings of varying heights. On the street side, their height ranges from six to eight storeys, while at the junction with ul. Bokserska the frontage ends with a 12-storey dominant. The buildings further into the estate are lower, from four to six storeys. Approx. 420 flats are planned for the estate, ranging in size from 25 to 82 sqm.The carefully designed greenery, including around 30 new trees and numerous shrubs, plays a major role in the planned project. Biologically active area will occupy 30 per cent of the site. There will be service units tailored to the needs of the residents on the estate, such as a bakery, a café, a restaurant, a hairdresser and a pharmacy. A single-storey retail pavilion is planned between the buildings, as well as internal courtyards with attractive public spaces. In turn, the existing row of trees and large glazed shop windows on the side of Postępu Street will give it the character of a friendly walking avenue.
We have a wealth of experience and competence in creating city-creating projects. In Mokotów, we are currently building a new primary school in Konstruktorska Street and an urban quarter opposite Galeria Mokotów. At the intersection of Postępu and Bokserska Streets we want to realise a housing estate with a central square and a green courtyard between the buildings. We want this place to meet the expectations of the neighbours and the Warsaw local government, so we listen to their voices and propose additional investments that will serve the local community.

In accordance with the provisions of the housing speculation act, the developer will respond to the demands of the district authorities by participating in the development of educational, recreational and road infrastructure. As currently envisaged, Archicom will finance the extension of primary school at ul. Gruszczyńskiego and will take care of the revitalisation of the 3,000 sqm square located on the side of ul. Bokserska. In dialogue with the local community, the company will propose new tree and shrub planting, the delineation of pedestrian paths and resting places with small architecture. In addition, the company will renovate ul. Postępu, along which new pavements, a cycle path and safe exits to the housing estate will be created.
