Housing has become one of the major challenges on a global scale. Today, the main international markets share very similar issues: lack of supply, demographic pressure, changes in lifestyle habits and increasingly complex access to housing, all within an environment of growing regulatory demands and accelerated technological transformation. This context is driving the evolution of the living sector and consolidating new residential models—such as flex living, senior living and multifamily – which are redefining how people live, invest and develop cities.

SIMA 2026 is strengthening its position as a European benchmark for living, acting as a business and analysis platform where investment, real estate development and innovation converge, generating conversations that directly influence the evolution of the sector.

Organised by Planner Exhibitions, SIMA has evolved into a platform that spans the entire real estate value chain: from public administrations and developers to institutional investors, technology companies and end buyers. This approach enables professionals, companies and investors to share vision, identify opportunities and make strategic decisions that will shape the future of the residential market.

Figures that reflect leadership

The 2025 edition reaffirmed SIMA’s position as a key meeting point: 21,000 visitors, 8,500 professionals and investors, 350 exhibitors and 5,000 represented companies, alongside 200 speakers and 70 content sessions. These figures anticipate a 2026 edition with record international participation, further consolidating the event’s global reach and relevance as a platform for capital and knowledge.

A model structured around market needs

SIMA’s current structure responds to the growing sophistication of the sector and is organized into complementary areas that address the entire real estate ecosystem:

  • SIMAPRO is the leading international professional forum for the living sector. It brings together pan-European investment funds, developers, regions and governments, along with national and international public and private stakeholders, to analyse global trends in residential and flex living. It includes the International Living Conference and the new SIMAPRO Lounge, a premium exhibition space designed to foster professional relationships and generate business opportunities.

  • SIMA TECH focuses on technological innovation and its impact on development, construction and asset management, reflecting the increasing importance of proptech solutions in transforming the sector.

  • SIMA INVEST targets investors interested in real estate assets and related services. It combines a project exhibition area with a conference forum offering high-quality information and expert guidance for savers and small investors seeking investment opportunities.

  • SIMA EXPO acts as a showcase for national and international residential supply, connecting projects with private buyers and investors.

As a key new feature, SIMA 2026 introduces a dedicated FLEX LIVING space, focused on new ways of living: coliving, senior living, student housing and flexible rental models. This area allows attendees to discover, learn about and connect with diverse housing solutions.

In addition, the ASPRIMA–SIMA Awards recognise quality, innovation and sustainability in real estate development. Together, these elements turn SIMA into a comprehensive experience where business, knowledge and direct market interaction coexist in a single space.

A forum for dialogue and sector trends

From May 20tth to 23rd, SIMA will bring together all stakeholders in the real estate ecosystem: public administrations, developers, investors, operators and technology companies. During these days, the event will address the issues shaping the residential and living agenda: housing supply in high-demand markets, international investment attraction, opportunities in residential and tourism-related development, and innovation applied to construction and associated services.

The conference program is structured around five thematic pillars:

The Brno office market ended 2025 with rising vacancy rates and a record low number of new projects. In Ostrava, new construction has practically come to a standstill, and the situation is no better in other regions. Developers outside Prague are thus increasingly focusing on apartments, as office projects simply aren’t profitable without pre-leases or exceptional locations.
