Warsaw: 338 euros annual rent

London, followed by Paris and Tokyo, such are the leaders of the group of the world's most expensive cities in terms of annual office rent per square metre, according to the latest report of Business Space Across the World drawn up by Cushman & Wakefield Healey & Baker. It costs almost 1,400 euros annually to rent one square metre in London's Mayfair, almost fifty percent more than in Paris (878 euros) and Tokyo (758 euros). For the first time Dublin has found its way onto the list of the world's ten most expensive cities (506 euros), taking the place of Frankfurt (495 euros). Rents, which account for greatest part of leasing costs, fell by 3 percent on the average in 2002 of the world's best office locations, which is a much smaller drop than in the previous year. Central and Eastern Europe was the region which registered a 1.2 percent fall in rents, the best result throughout the whole continent. Moscow is the most expensive city (634 euros, 6 place), followed by Warsaw (338 euros, 20), Bucharest (308, 23), Budapest (286, 27) and Prague (270, 32).

Allcon Centrum second investment stage in Gdańsk

Allcon Centrum Słowackiego II is the second stage of the investment pursued by Allcon Investment, the Gdynia-based developer. The five-storey building will comprise of 6,000 sqm office and services space and also an outdoor parking site for 176 cars. The building is situated on the TriCity ring road. Construction is to commence this June and terminate in January 2005. The developer is finalising negotiations with a tenant for 2,000 sqm. The investment is estimated to cost 3.7 million euros.

GP Bis together with Energo Invest

GP Bis, a company rendering facility management services, has linked up with Energo Invest, the largest company in Poland dealing in outsourcing energy supplies. GP Bis officials think that, in the wake of liberalising the energy market and the possibility of unrestricted purchases of energy, cooperation with Energo Invest is a strong negotiating card to be played in talks with customers.

Tenants in Von der Heyden Group buildings

The Von der Heyden Group, which owns the Prima Court and Liberty Corner buildings in Warsaw among other objects, has signed contracts with further tenants. The two new tenants in Liberty Corner will be: IVEX Instituto Valenciano de la Exportacion and Nicolas Neuman Interiors which will occupy a total of 848 sqm. The following companies will move to Prima Court, the second Van der Heyden Group building: BPP Professional Education, HY Investment Polska, Sanchez Computer Associate Polska, DKV Euro Service Polska, Grifols Polska and First Public Relations, occupying a total space of 1207 sqm.

MSD in WTT

The MSD Polska pharmaceutics company (Merck, Sharp & Dohme Idea Inc.) has rented 2,860 sqm, i.e. three storeys, in the Warsaw Trade Tower office building owned by Apollo-Rida Poland. Cushman & Wakefield Healey & Baker were the transaction agents. Warsaw Trade Tower is the tallest office building in Poland and seventh tallest in Europe. It is situated at the intersection of Chłodna and Towarowa Streets in Wola district. EMC Corporation and KPMG have their head offices there, both have enpanded rented space to 524 sqm and 6,000 sqm. respectively.
