Trusting in the Glass Tower
Ernst & Young, the international consultancy company which recently signed a 10-year contract of tenancy, offered its most valued laurel in so doing. A huge construction operation is proceeding at the Warsaw ONZ Roundabout at the intersection of Świętokrzyska Street and Jana Pawła II Ave. The structure has not yet emerged above ground level but the developer assures that will soon happen. And then the slim silhouette of Rondo 1, an international A-class office building, will start merging into the city landscape. What distinguishes Rondo 1 from other Warsaw office buildings is not only its high utility value but, first and foremost, the wide range of technical facilities offered in standard leases. The unusual flexibility of office space ensures high productivity. Possibilities of various interior arrangements to meet tenants' needs are ensured by raised floors, air conditioning based on the fan coil system with humidity control, uniform 500 lux illumination system throughout the whole building and regulated height of premises from 2.85 to 3 metres. The renting space will be from 1,400 to 1,600 sqm. per storey depending on the floor. The north wall of the tower, rounded on both sides, will be a decorative element of the structure. The entirely glass, transparent facade of this skyscraper will give a suggestive effect, regardless of the time of day. As a result, Rondo 1 will "live" around the clock... The developer wanted to make the office building as tenant-friendly as possible, which led him to situate all possible life-facilitating functions inside. A supermarket is only one of the available elements of the Rondo 1 shopping complex, apart from a restaurant, canteen and small shops. An interesting feature is that all these services will be linked by an intranet internal communications system for tenants, service personnel and administration. Tenants will be able to order rapid delivery services, taxis, office meals, shop in the supermarket or order a session in the fitness club through this system. That is surely a good idea for persons who do not want to eat daily in the same canteen and spend their free time in hypermarket queues. Employees of the Polish branch of Ernst & Young international consultancy company will surely use all these facilities. It was that firm which was the first to conclude a contract of tenancy in Rondo 1. It occupies seven floors between the 14th and 20th. In a word, the more than a thousand Ernst & Young workers will occupy a space in excess of 11,000 sqm. This contract which Hochtief Projekt Development, the Rondo 1 developer, signed with Ernst & Young allows it to look peacefully to the future. Piotr Olbryś, Board President of Hochtief Projekt Development responsible for tenancy negotiations, remarks : "The space occupied by E & Y constitutes 20 percent of the total office floor space in our building. This is an example of unusual pre-letting on today's tenants' market which offers developers no small headaches. I hope we shall be able to introduce the next tenant by end-June this year, to increase the rented space to all of 25 percent".
