New office building in Warsaw tops out
Articom Centre, a new class A office building in the centre of Warsaw, on ul. Szucha, topped out on April 3rd. The six storey, 5,050 sqm building, which includes retail units and a café on the ground floor, and usable office space on a typical floor of 757 sqm, was developed by Litewska Development, which is jointly owned by a Polish investor and Deutsche Hausbau Holding.
Liberty Corner building in Warsaw gets its first tenants
The Liberty Corner building, which is situated in the centre of Warsaw, has
leased space to its first tenants, though two of these have been very much
involved in the project. Developer, the Van der Heyden Group and leasing agents
Knight Frank, are to move to the building with 340 sqm and 360 sqm respectively.
The other tenant to have signed an agreement is the Polish Press Agency with
2,575 sqm.
Liberty Corner consists of a total of 8,280 sqm of office space and a
two-storey underground car parking facility. The currently available office
space is 5,005 sqm, with 320 sqm of retail space on the ground floor.
Merlini building opens in capital
The opening ceremony of the Merlini office building on Puławska 107 in Warsaw was held on April 10th. Of the total 2,300 sqm of space in the building, 365 sqm is available for lease, 85 per cent of it having already been taken up by tenants such as Pekao, with 1,146 sqm and Suntech, with 383 sqm. The developers of the building are Rezydencja Merlini of Eco Holding and the leasing agents Knight Frank Nieruchomości.
Medicover goes to Atrium Centre
The private medical provider Medicover has taken up 1,400 sqm of space at Atrium Centre in central Warsaw. The agents representing the client in negotiations with developer Skanska Property Poland, were Colliers International.
CB Richard Ellis report fall in rents
In their latest Global Markets Report, real estate agents CB Richard Ellis
reveal a general decrease in rents for office space all over the world. The fall
of the US dollar against the EURO has had "a significant impact on the
relative cost of office space across the globe in the past year," claims
the report.
London's West End comes first in the list of most expensive areas to lease space,
where the cost of renting a square metre over a year, comes to EUR 1,560. In
Central and Eastern Europe, some upward movement is reported, with Warsaw having
jumped from 37th to 33rd position. Here the cost of a square metre over the past
twelve months, is averaged at EUR 397.
