Saski Crescent
The 15,150 sqm Saski Crescent office building in Warsaw, developed by AIG/Lincoln,
held its topping-out ceremony on 12th December and there were several reasons
for celebration. Not only had the general contractor worked faster than
originally intended, so that the whole building should be ready as soon as March,
the first tenant, a Danish mortgage bank Nykredyt, will be moving in immediately
after that. The bank is going to take up around 1,000 sqm, 200 sqm of which will
accommodate its branch on the ground floor, and its offices will be based in the
remaining 800 sqm, on the 6th floor.
The deal was negotiated by Jones Lang LaSalle, the exclusive leasing agent for
the building. "When we consider how demanding the market is, this deal
confirms Saski Crescent's quality and the developer's reliability," said
Jason Sharman of Jones Lang LaSalle.
What's new in the Young City
For several years now Synergia 99 has been administering 73 hs of land in the
centre of Gdansk. Synergia 99's existing major shareholders, two private equity
capital funds, EEF Investments I and The Emerging European Fund II, (managed in
Poland by TDA Capital Partners), have increased their involvement in the company.
The area currently administered by Synergia 99, once part of Stocznia Gdanska's
production site, is now being adapted for commercial investment under the name Młode
Miasto.
Negotiating the new ownership structure of the company went on for nine months.
According to Janusz Lipiński, President of Synergia, the new relationship will
bring with it a bright future for the project, since it stresses the importance
of investment capital, prompt action for which is absolutely vital.
"The fact that the local zoning plans are about to be authorized is also
very good news indeed for our investment, considering our input into the
drafting of this plan," claims the firm's President.
New office building in Warsaw secures finance
Finance for the construction of the 7,850 sqm Centrum Jasna office building in
Warsaw, has been secured and the project is due for completion in February 2004.
The class A building will be situated in the capital's CBD, close to ul. Marszałkowska
and will be six stories high, with retail units on the ground floor and
underground parking for 170 vehicles. A typical floor will have usable office
space of about 1,160 sqm.
Centrum Jasna is the investor and developer of the building, the architects are
S.A.M.I Architekci, the general constructor Marciniak, the finance comes from
Bank Zachodni WBK and Cushman & Wakefield H&B is the exclusive financial
advisor and leasing agent for the project.
