POLAND “Next year I would like to launch two similar projects. I am in negotiations over the purchase of land in the Pomerania, Kuyavia-Pomerania and Warmia-Masuria provinces, as well as Podkarpackie, Lublin and Białystok. The talks should result in at least two projects,” announced Andrzej Rosiński, the president of the board of North-West Logistic Park in Szczecin, during the opening ceremony of halls ‘A’ and ‘B’ of the complex.

The developer, which is owned by Waimea Holdings, revealed that it had no intention of taking on the giants of the sector in Silesia and Poznań, which is why the company deliberately focuses on virgin warehouse territory. The warehouse complex in Szczecin is one such enterprise. The completion of the two halls was being celebrated at the beginning of June. Hall ‘A’, (6,850 sqm) and hall ‘B’ (13,400 sqm) are both 100 pct leased. The general contractor of the project is Trasko-Inwest, while EastWave Design was responsible for the architectural design and Tebodin Polska provided the construction supervision of the project. The complex is managed by Cushman & Wakefield.

After A and B comes C and D

“There exists a great need for space like this. Around 60–70 of the enquiries made by potential foreign investors at our investor service office are connected with leasing areas for logistics and warehouse operations,” declared Olgierd Geblewicz, the marshal of the West Pomeranian province, during the hall opening ceremony, encouraging those present to develop more warehouse projects. The investor of North-West Logistic Park is itself wasting no time and is starting the construction of hall ‘D’ with an area of 14,000 sqm. The company claims that it is already 100 pct leased and one of the tenants is Danish company IQ Metal, which also occupies part of hall ‘A’. The construction of hall ‘C’ (28,500 sqm) should also get underway In July. North-West Logistic Park stands on a 14 ha plot on ul. Kaniewska in the south-eastern part of Szczecin (10 km from the city centre) and will eventually offer a leasable area of 64,000 sqm. The latest hall is planned to come into use in February 2015, with the entire complex to be completed in June 2015. The financing for all stages of the PLN 110 mln enterprise is being provided by BOŚ Bank Centrum Korporacyjne in Szczecin and Waimea Holdings Limited. Tenants of North-West Logistic Park include companies such as Premium Distributors z Grupy Eurocash, IQ Metal Polska, Rohlig Suus, MyTrendyPhone, InCom Polska and Żabka Polska. A cross-dock building for a distribution company will complement the project, situated on a newly-purchased plot on the corner of ul. Kaniewska and ul. Goleniowska.

Close to the eastern border

The Waimea Holdings investment group also sees the development potential of areas near the eastern border. Its development portfolio includes the East A4 Logistic Park, which is planned for a 12 ha plot in Młyny, Podkarpackie Province, 3 km from the Ukrainian border. At the end of 2013 the investor obtained a building permit for the project. However, due to the situation in Ukraine it was put on hold. “I no longer have any doubts. I want to launch the project this year,” insists Andrzej Rosiński. The complex will comprise three halls: ‘A’ (7,200 sqm), ‘B’ (14,600 sqm) and ‘C’ (3,100 sqm). “The project is designed for companies from across Europe, particularly those who want to store products, package them for retail, or use logistics services that are still within the European Union,” explained Andrzej Rosiński, when announcing the project.
