POLAND A scale model of one of the houses built in the Rezydencje Chojnów estate near Warsaw is still standing in his office at the headquarters of the company in Warsaw's Mokotów district. The project has been a hive of activity for over five years, but now is the time for attention to be turned instead to villas, namely those in the Rezydencje Pałacowa project, which is being developed in Wilanów district.

"We will start handing over the villas to their owners in Q1 next year. Potential buyers have already been found for half of the residences in the first stage," explains Arkadiusz Płociński, vice-president of the management board of Real Management, the joint developer of the estate with Grupa Capital Park. He was the person who supervised the sales of the houses in Chojnów and is now looking for people interested in the Wilanów residences, which have areas of more than 230 sqm and will set buyers back by around PLN 2.5-3 mln. The first stage of the estate, 24 villas grouped in complexes of four, is currently being built on ul. Pałacowa in the area. Around 48 families will eventually be able to move in when the entire 2.8 ha estate is completed. "The launch of the second stage of the project depends on the pace that this one is sold at. However, when I look at what we have already managed to achieve, I think that the second stage will be finished in H1 2014," believes Arkadiusz Płociński. The design of the residential project, whose market value is estimated at app. PLN 124 mln, was created on the drawing boards of the PRC Architekci, the same studio responsible for the design of the Łopuszańska Office Park development on ul. Równoległa in the Włochy district in the capital.

Offices for BPOs
Real Management is eventually planning to build app. 35,000 sqm of offices in the complex (site development conditions have been issued for a project with a leasable area of nearly 40,000 sqm). "In the first stage we will build a seven-storey office building with an area of 11,100 sqm. We already know that Grupa OEX is to move into the building and will occupy 1,500 sqm. The facility will be finished in Q4 next year and the first tenants should start moving in at the beginning of 2014," explains Arkadiusz Płociński. The developer's aim was to create a friendly working environment for companies from the BPO sector. What does this mean? It is a building that is cheap to operate, has good access to public transport (including night routes), and has a small proportion of communal areas and office space, which are easy to arrange. Erbud has been awarded a PLN 46.8 mln net contract for the construction of the first of three office buildings of Łopuszańska Office Park. The general contractor is to enter the building site in August, with the completion of the work planned for November 2013. And when are the other planned buildings likely to appear on ul. Równoległa? "One of the tenants of the existing office and warehouse buildings is Mazowiecka Spółka Gazownictwa, whose contract is valid until the end of 2014. This means that the preparations for the second stage can only be fully launched after the contract expires," explains the vice-president of the management board of Real Management. The plot was added to the developer's portfolio three years ago, when it was bought from freight forwarding company C. Hartwig.

Perusing the portfolio
The value of Real Management projects currently being prepared for development amounts to PLN 370 mln, while their useable space totals 84,000 sqm. What else does the Warsaw-based company have up its sleeve? A small office building on ul. Puławska and a school on ul. Przyczółkowa. According to Arkadiusz Płociński it is too early to disclose details for these projects. But he can reveal some more information about the retail development. The local zoning plan for the area on ul. Puławska in Baniocha (near Piaseczno) will probably be passed in August. The 4.5 ha site is to include a DIY hypermarket with an area of app. 8,000 sqm and a 2,000 sqm supermarket. The Open Architekci studio is responsible for the architectural design. Letters of intent have already been signed with tenants, so if everything goes according to plan, the construction work should start next spring with the project to be ready by the end of 2013. Good Point II, the second stage of a warehouse complex in Łubna (Góra Kalwaria borough), is also waiting for tenants. The developer has already received a building permit for the project and expects in the near future to lease app. 50 pct of the 29,400 sqm available in the hall. Each of the divisions of Real Management's portfolio includes a different project. However, the developer's biggest challenge lies in convincing clients to take a look into each of them.
