Office & mixed-use developmentThe investor behind the project, Kemea Invest, has now received a building permit and the general contractor is being chosen. The initial construction work should start this year and be completed in two years’ time. The design of the complex is the work of the Jems Architekci architectural studio, while Cushman & Wakefield is the leasing agent. The complex, which will have a gross leasable area of app. 22,000 sqm, will provide jobs for a few thousand people in two seven-storey buildings: Soul North and Soul South. An underground section will include a three-storey car park for tenants as well as a bicycle parking area, changing rooms and showers. The office buildings will comply with the requirements of BREEAM certification.
“This is another project that strengthens the potential of Lublin to become the business centre of eastern Poland. Such modern office space increases the competitive advantage of our city and stimulates the creation of new jobs. These high quality, reasonably priced facilities offer development possibilities to existing enterprises and due to the attractive rent rates they also attract new companies, including foreign ones,” claims Krzysztof Żuk, the mayor of Lublin.
“Soul offers tenants the option of designing their office space freely. The complex will include eight high-speed lifts, which you will not have to wait for longer than 30 seconds, even at peak times. The control of the humidity and temperature, the blinds and the zone lighting will provide optimal working conditions. Communal areas will have premium class finishing. We will install exceptionally fast internet as well as two independent sources of power. The facility will be fully secured and open 24 hours a day,” explains Edward Kostrubiec, the president of the board of Kemea Invest.
The leasing of the office and service area at Soul is being supported by a platform established by the Workroom group. “You can go for a virtual stroll through the premises using a smartphone, tablet or laptop application as well as special glasses. Thanks to this technology we can feel as if we were visiting a real finished office with a real view in real time,” explains Andrzej J. Horoch, the president of the Workroom group.
