Bouygues enters virtual world

The Polish branch of the Bouygues Immobilier will be one of the first developers in the country to exclusively use the virtual prototyping of projects for the residential market. BIM enables the analysis and processing of all necessary building information at each stage of its life cycle – from the design, to the implementation and facility management. Furthermore, all those involved in the construction process will have permanent access to the current information about the building. The design work can be done virtually, in a 3D version of the system, which can coordinate all the aspects of the design: the construction, the architecture and the installation. Bouygues Immobilier Polska began introducing the concept at the beginning of 2017 using the experience of the entire Bouygues Group. All the company’s subsequent projects in Poland will now be designed in the virtual prototyping system.

“We want to be a pioneer in this field and contribute to the popularisation of the BIM concept in Poland. We will also be encouraging all our partners in the sector, including architects, installation designers and general contractors, to embrace the concept,” reveals Olivier Durix, the general manager of Bouygues Immobilier Polska. “The practical benefits of BIM are at your fingertips. In the case of one of our seven currently planned projects, which are already being created using BIM, the time for preparing the project for the building permit has been considerably shortened. With another project, we have optimised the use of its space and thus obtained several dozen extra metres of usable floor space. This was done by comparing several possible scenarios on the model,” adds Olivier Durix.

BIM will also help to provide a new quality of customer service, more precisely in the ways of personalising the package through the use of virtual and augmented reality systems.

“We are planning to introduce a system that will allow us to present, for example, a 3D version a way of arranging turnkey interiors using specific finishing packages selected by clients through our Atelier programme,” explains Dominik Harpula, the manager of BIM and digitisation at Bouygues Immobilier Polska.

The BIM model also generates an analysis of the environmental impact of projects, thus enabling them to meet sustainable development requirements. The company is of the view that artificial intelligence algorithms, including machine learning, will also help to improve the design of each project in the future.
