Jasna under construction

Construction of Centrum Jasna, at the intersection of ul. Jasna and ul. Świętokrzyska in Warsaw, is already in progress. The building will have net office space of 6,000 sqm. (5 storeys) and 1,000 sqm. of office / retail space (1 storey + a mezzanine).
 Centrum Jasna, whose only shareholder is the Archdiocese of Warsaw, is the building's developer. The cost of the investment is estimated as USD 18 million. Centrum Jasna, designed by SAMI Architekci, is one of only a few office projects currently under construction in the city centre.

Another Skanska office building in Warsaw

Skanska Property Poland are to construct another office building in the Wola quarter of Warsaw, at the intersection of  ul. Towarowa and ul. Prosta, according to ,Puls Biznesu". The project is to be carried out in co-operation with the Central Borough, who are planning to make an in-kind contribution of a plot worth PLN 18.2 million, to the established company. The third shareholder will be Polskie Koleje Państwowe (Polish State Railways), owner of part of the land allocated to the investment.

A mysterious project

Mostostal Invest is rumoured to be planning a big office project at   ul. Towarowa 69 in Warsaw, though this has has not been confirmed by the developer.
The plot currently contains an old office building which is to be thoroughly renovated (over 12,000 sqm.), and the plans also include construction of another building (almost 15,000 sqm.). The whole complex is to be called ,Britania Center".

Quattro Forum in Wrocław

Construction of Quattro Forum, a 12,000-sqm. office-retail building in Wrocław, is in progress. Its investor is the company ACP (Archicom-Cukrobank-PZITB), which also built Renaissance Business Center.
The 8-storeys will be constructed in ul. Legnicka. The ground floor and part of the first floor will contain retail outlets (3,100 sqm.), and the remaining space (8990 sqm.) will be occupied by offices,  which  will be put to use in June 2003.  The general contractor of the investment is Archicom and IK Development is leasing and selling the space.

Wspólna 47/49 office building filled

The developer Mahler Project Int. has announced the lease of the remaining 580 sqm. of office space in the  ul. Wspólna 47/49 building in Warsaw. As a result, this office building, owned by the Austrian firm CA Immo AG, is now 100% leased.
The last agreement was signed on Friday by Deutsche Bahn Cargo, which leased 170 sqm. for 5 years. Two weeks earlier a 3-year lease of 410 sqm. was signed by Colliers International. The office building Wspólna 47/49 has an area of 7,200 sqm. and its biggest tenants include Dom Inwestycyjny BRE Banku, BRE Corporate Finance (2,500 sqm.) and the insurance company Royal PBK (1,100 sqm.).
Mahler, builder of Ochota Business Park, (l, ll, lll), in Warsaw, is planning the fourth sector for a predetermined tenant. ,We have  permission to build a 13,000-sqm. building",  said Andrzej Mikołajczyk of Mahler. ,But we also have alternative designs".

Building C in the fourth quarter

Construction of the last phase of the Business Centre, 'Bitwy Warszawskiej', in Warsaw, will be completed in the fourth quarter of this year. This last building -as with the two existing sections - will have a gross area of 11,000 sqm.
65 percent of the building, (sections A and B),  is now leased, and Grupa Żywiec (4,250 sqm.) and Shell (3,100 sqm.), are key tenants. The Belgian Ghelamco Group is developing  this office building and the firm DTZ Zadelhoff Tie Leung are agents as far as marketing, management and leasing are concerned. Their proposed rent is USD 22,5 / sqm. plus operating costs of USD 3,5 / sqm.

New office building still does not have a name

A building with over 25,200 sqm. net office space and  1,400 sqm. retail space will be built at the intersection of  ul. Bonifraterska and  ul. Andersa in Warsaw. The company Bonifraterska Development, part of the Austrian Immoconsult Leasinggesellschaft MBH,  will be the developer.
Construction of the office building will take 18 months and ought to be complete by the end of 2004.  The cost of the investment, to be financed by Österreichische Volksbanken, is estimated as EURO 70 million. The building was designed by Kancelaria Inwestycyjna Property-Project and will consist of two sections - a lower one of 10 storeys and a tower of 24 storeys.  The five storeys of the car park, (2 over-ground and 3 underground ), will contain 317 parking spaces.
GVA Immoconsult Polska will be the exclusive agent leasing space in the building: ,We are currently negotiating with a tenant interested in leasing  35 percent of the space in the building", Jerzy Nemling of GVA Immoconsult told us. The company also assisted with the purchase of the plot in ul. Bonifraterska, from Pol-Mot Holding.

Articom Center - a new office building in Warsaw

Construction of Articom Center - a high standard office building with 5050 sqm. of usable space, located at al. Szucha 21 in Warsaw, has begun. The building will be completed in December 2003.
The design was prepared by RKW Rhode, Kellermann, Wawrowsky. Hydrobudowa 6 (Bilfinger+Berger group) was appointed general contractor. The project's investor is Litewska Development, daughter company of Bayerische Hausbau International BmbH, and the project is being managed by BHI Polska. The exclusive agent of Articom Center is Cushman & Wakefield H&B.

Appetite for the plot

The developer AIG/Lincoln is interested in a plot in the centre of Warsaw, (between  ul. Świętokrzyska and ul. Królewska), which currently contains retail pavilions. The company is planning to build a multi-purpose complex there.
AIG/Lincoln has asked Warsaw Central Borough for information regarding the legal status of the plot and city plans concerning possible investments there. The letter received from the developer states: 'Despite the city authorities' previous declarations, that they would support the investment (...), the Central Borough has yet to act on these. It has not been possible to obtain precise information relating to the legal status of the land,   possible means of acquisition or any opportunities for co-operation'.

Construction of Deniz Centrum completed

Construction of the Deniz Centrum office building (4,500 sqm. office space), in ul. Pileckiego, in the Ursynów quarter of Warsaw, was completed at the beginning of July. It will be ready for occupancy by the end of the year.
Deniz Investment developed the building and CB Richard Ellis is leasing the space. The proposed rent is USD 17,5 / sqm.

Falck Ochrona at Lea in Kraków

The company Falck Ochrona has moved into the building at ul. Lea 210 in Kraków, owned by Echo Investments. Falck is occupying 1155 sqm. for 3 years with the possibility of lease extension.

Echo leases offices

In the first half of this year, Echo Investment leased over 8,200 sqm. of its buildings. The most popular turned out to be the office part of the Warsaw complex Babka Tower, where new tenants occupy over 5,000 sqm.
The latest lease was agreed with Falck Ochrona, which has leased over 1,100 sqm. in the Lea 210 building in Kraków. Another 1450 sqm. was leased in Centrum Biznesu in Łódź, where new tenants have taken up 600 sqm. in the 'Orion' building.
