Someone wants to be in EU's tallest building

Chmielna before the end of the year. We already have a permit for the demolition of the site’s underground structures and we are waiting for a complete set of building permits. The project has been split into three stages but the final decision if it will be or how it will be divided has not been made. We’re first going to start construction work on the underground section, which is to be shared by all three buildings. This means that we’ve got around one and a half years to make the decision about the stages,” says Stanislav Frňka, the president of the board at HB Reavis Poland. The Slovakian developer has a land development conditions decision for a skyscraper with a height of 310m (including an 80m spire) at ul. Chmielna 69 as well as a building permit for one of the towers but two of the buildings including what will be the tallest skyscraper in the European Union are still waiting for final approval. HB Reavis is also planning to build on plots at 71 and 73 on the same street opposite the Złote Tarasy mixed use complex, where office buildings of 81 and over 100 metres are planned. The City of Warsaw has already consented to these buildings but the period for objections to be heard has still not elapsed. The entire development will have an area of app. 140,000 sqm. The land for the project was purchased from PKP in 2011 for PLN 171 mln and the design is by Norman Foster. The company does not wish to disclose too much before the issue of the building permits for the tallest building certain companies are interested in leasing such premises. “We are already in negotiations with a few large companies for leases of around 10,000-20,000 sqm. We still have some time because the lower buildings are to be completed in 2019 and the skyscraper in 2020, but we have already agreed to one such lease with a company that doesn’t yet have an office in Poland,” Stanislav Frňka told ‘Eurobuild CEE’. The company’s plans do not end with this project and it is looking for new investment plots. “We want to build large office projects with an area in excess of 30,000 sqm all over Warsaw on both sides of the Vistula river and we are also looking for purchases in regional cities where we are considering a few options,” he added.
