Three buildings will be constructed in the first phase of Modern Mokotów. The first will contain 356 apartments and two courtyards, while the second will provide 144 units and one courtyard. At the opening of the project's compositional axis, another building of a higher standard will be constructed, with 40 flats ranging from studios to those with floor areas of up to 142 sqm. A green area with a playground will be adjacent to the apartment building. The first phase of the project will also include an underground car park and a retail and service area at the ground level of the buildings. Other amenities will include a residents' club and a workshop for DIY enthusiasts.
The new buildings will be distinguished by facades reminiscent of factory hall structures and a trussed façade of precast concrete in shades of beige and grey. Architectural studio BBGK studio has included within the design finishing elements alluding to the popular electronic devices once produced in this part of the city. The completion of the first stage of Modern Mokotów has been scheduled for H1 2025.
Our aim is to fundamentally transform the areas neighbouring the Westfield Mokotów shopping centre. This is one of the most dynamically changing points on the map of Warsaw. It used to be dominated by agricultural land, then came the industrial revolution, and finally business came with office buildings creating the so-called 'Mordor' district. Now we intend to redefine this part of Mokotów. We will write a new history for Służewiec based on a residential function, offering access to the most important places within a quarter of an hour from home. According to this idea, a short walk or bike ride is all it needs to do your shopping, visit the doctor, get to work, school and the park.

Greenery in the development has been planned not only in the external common spaces, but also on the buildings - the plants will dominate from the ground floors to the terraces on the roofs. There will be more than 3.5 ha of greenery around the buildings, including six gardens with themed planting. The ecosystem that will replace the concrete car park will benefit from, among other things, rainwater recovery used to water the trees, shrubs and grass. A public square surrounded by restaurants, cafés and boutiques is to be situated between the new development.
The development will provide outdoor fitness & crossfit areas, a calisthenics space, a cycle track, a boules and mini golf area, and an intimate amphitheatre. All these solutions will complement the recreational offer of the linear park, open to all, designed along ul. Wołoska. Buyers of premises in Modern Mokotów will also benefit from coworking spaces. The youngest will be able to spend time outdoors using, among other things, three playgrounds, an outdoor games glade and a recreational hill.
On the side of ul. Wołoska, a walkway with cafés, restaurants, shops and services has been designed with a linear park where pedestrians and cyclists will be the most important.
The Echo Investment Group will also develop a primary school with a pre-school for almost 500 pupils.
