Poland Port Praski enters new phase

Preparations are underway for the expansion of the Port Praski project. A housing estate and an attractive public space are planned along the quays of the former Warsaw port. The project will be evaluated by local residents as part of a dialogue about the investment.

The concept envisages publicly accessible boulevards and walking promenades, flats overlooking the water, ground-floor retail storefronts and 13,300 sqm of greenery, including more than 400 trees. The vision presented also includes upgrading the nearby primary school and making the harbour pools available for recreational use

The Port Praski project covers a total of more than 36 ha of land in the city centre. The project concept envisages the creation of residential and office development as well as numerous green areas located directly on the waterfront. So far, on the post-industrial site between the new pedestrian bridge over the Vistula and the Stadion Narodowy metro station, a development has been created on the side of ul. Okrzei. The ten multi-family buildings here contain a total of around 900 flats with services on the ground floor. The next chapter of Port Praski's metamorphosis will open up the currently inaccessible area on the waterfront and one of the piers to the city.
The investor stresses that Port Praski is still not included in the local development plan. In order to transform the site, with the consent of the local government, it has decided to apply the housing specs law for the Docks.

The concept was prepared by the APA Wojciechowski Architekci studio.The designers' idea was to realise a riverside district similar to the European port districts of Copenhagen, Amsterdam, Hamburg or Oslo. The height of the buildings, ranging from five to seven storeys, retains the familiar scale of the Old Praga development. One building up to 10 storeys high surrounded by water on three sides is also proposed.

In the first phase, 337 flats are planned on the waterfront facing ul. Zamoyskiego. In the second, 935 flats would be built on one of the harbour piers. Retail and service units will be provided on the ground floors. Between the buildings there will be lush vegetation, including more than 400 trees, which will occupy as much as 25 pct of the site and transform the concrete quay surface. The developer and designers also want to make the harbour basins available for recreational purposes. The docks will not be fenced off.

The Port Praski, bearing in mind climate change and the important role played by greenery in the city, will not interfere with the development of the southern jetty, located on the side of the Wybrzeże Szczecińskie. The so-called green pier is currently a neglected and inaccessible place. Therefore, the investor proposes to subject it to the necessary recultivation measures with minimal interference in the existing vegetation, complementary tree and shrub planting and the delineation of unpaved footpaths. Port Praski will make every effort to ensure that the area retains its natural character and remains an accessible oasis of nature in the centre of Warsaw.
