The investor and the investment

Peninsula Property's investments include Galant Ząbkowska in Warsaw, Portside Bałtycka Apartments in Kołobrzeg, aparthotel The Elements Resort in Dźwirzyno and Piękna Residence in Warsaw. Galant Ząbkowska Apartments is a modern apartment building in the heart of Praga. The elegant, openwork body of the building with large glazed areas, gives the building lightness, with lots of sunlight entering the apartments. The Galant Ząbkowska Apartments investment includes 84 beautifully designed one, two and three room apartments, enhanced by balconies, private gardens and roof terraces. The author of the project is recognized polish studio Tremend.

Challenges

This exceptional project (conversion of an office and service building into a residential building with superstructure) required professional and proven cloud-based system that would enable effective project management with integrated data, seamless collaboration between all involved parties and close control of the important investment aspects, such as the progress report to ensure timely project execution, and access to the up-to-date documents. These criteria were met by Idox’s FusionLive system. We were looking for a flexible and easily customizable system that would allow for document revision and standardized data flow. Our positive experience working with FusionLive on other projects was also important.

The Solution

Idox’s FusionLive is a versatile cloud based CDE platform. It manages documents, data and 3D models in a single solution and is proven on projects of all sizes in the construction sector. On the Galant Ząbkowska project, the main task was to coordinate documentation and processes to provide constant access to documents for all project partners: the investor, construction inspectors, architects and the contractors. Ensuring accuracy and integrity of information, the system is used not only by contractors, but also by the investor, providing them with a complete and accurate history of the project.

The structuring of documentation available in one place, without the need to send documents by email, as well as the support provided in the form of training, consultation and ease of use were highly important to the investor.

FusionLive is not only a data archive, but also a place where many people work on the project every day. It also meets the project's data security requirements, as it is certified to ISO 27001 standards (Information Security Management System). FusionLive has appropriate folder structures that enables full audit of each document and process – including document history. The FusionLive solution as a CDE platform is a part of the BIM process. With easy access from any device, FusionLive has proven to be a great time saver.

By using Idox’s FusionLive solution, we have significantly reduced response times and enhanced collaboration among project partners by standardizing the approval process and ensuring the latest revision is always prioritized. We eliminated time-consuming delays related to the use of incorrect revisions, designs, drawings and material sheets. The unified naming and approval process for both project documentation and other documents made everyone's job much easier. We also felt reassured about the security of the data.

Outcome

The FusionLive solution proved valuable to us and continues to perform very well. We have been using it in the Galant Ząbkowska investment for about two years now. Currently we are using the system for conducting project and tender processes for our next investments – Portside Bałtycka Apartments in Kołobrzeg and The Elements Resort aparthotel in Dźwirzyno. Especially in the case of the latter, due to the scale and complexity of the project (351 apartments, coastal location) the use of FusionLive in the execution process will be essential.

FusionLive in Poland

From project preparation and implementation to the completion of construction and often ongoing management of the facility, FusionLive has proven itself to be a perfect fit. In Poland, Idox's FusionLive solution has already been used in approx. 40 housing projects, in the construction of nearly 100 buildings with more than 9,000 apartments. One of these projects was a construction of Ursa Sky with more than 200 apartments.

FusionLive is used in investments in energy sector, utilities and renewables (sewage treatment, waste incinerator), infrastructure, including railroads, airports and roads, by companies Wood, Torxen Energy, Porr Group, Strabag, Warbud, Port Praski, HB Reavis and others. FusionLive has also been used during the construction of hospitals, warehouses, shopping malls, apartment and office buildings: the Skyliner in Warsaw, one of the seven tallest buildings in Poland (195 m) and the Karimpol Group's flagship investment, the Skyliner II office building in Warsaw's Wola district, and the Varso Palace office and retail complex, which includes Varso Tower, the tallest building in the European Union (310 m), and two office buildings, Varso 1 and Varso 2.

According to the 2024 European Purpose-Built Student Accommodation Investment Barometer, conducted by The Class Foundation and Savills, involving investors and operators with portfolios totalling over 132,000 beds across Europe, with an asset value of circa EUR 25.3 bln, respondents expect to increase the number of beds they have by 70 pct over the next 2-5 years. This would bring the total to over 220,000 beds, deploying a further EUR 22 bln of capital.

According to a survey by Colliers, only one new office building was completed in Prague in Q3 2024. Vacancies increased slightly year-on-year to 8.1 pct and rents in the city centre reached approx. EUR 29 per sqm per month. Efforts to upgrade some older properties continue, either on an ongoing basis or by temporarily taking them off the market.
