Adventum adds fourth building to Polish portfolio

POLAND Budapest/Malta-based investment fund manager Adventum International has acquired the Centrum Orląt office building in Wrocław from EFL Service for an undisclosed sum.

The 17,000 sqm building, which was built in 2001, is situated on pl. Orląt Lwowskich, just west of the city’s historic centre. The acquisition brings Adventum’s Polish office portfolio, Adventum Quartum, up to 63,000 sqm. The 12-storey property is equipped with five high-speed elevators, including two panoramic lifts with views onto the city’s Old Town. It has central HVAC, BMS, two independent power sources and is fully adapted for the needs of the disabled.

For this transaction, Deloitte Legal and Knight Frank advised the seller, while the buyer was advised by Act BSWW, Avison Young and Deloitte Tax.

EFL Service, which operates as part of Crédit Agricole’s European Leasing Fund, was recently headquartered in the building, but at the turn of this year moved to Business Garden Wrocław on ul. Legnicka, where Crédit Agricole has leased more than 25,500 sqm.

“The office building on pl. Orląt Lwowskich was the seat of EFL for almost 18 years. Since this time, our company has grown extensively; we have increased our staffing levels considerably, while technological systems and requirements arose on the office market that we were not able to introduce at this facility. Therefore, as part of Crédit Agricole Polska Group, we have decided to change our headquarters and transfer all of our companies to the new, environmentally-friendly Business Garden office building on ul. Legnicka. Environmental commitment is one of the pillars of the Crédit Agricole Polska Group’s strategy for 2020–22. The decision to move to a new office has entailed the partial implementation of our environmental protection programme. The natural consequence of the change of headquarters was the decision to sell the office building on pl. Orląt Lwowskich,” explains Wojciech Przybył, the CEO of EFL Services.

“We are pleased to have conducted a transaction with such a highly professional business partner as the Crédit Agricole Group. Our strategy is to conduct a full modernisation programme for this property. The leasing of the space is already being carried out by CBRE. Centrum Orląt will reopen its doors in Q1 2021,” adds András Márton, the director of Adventum International.

Earlier this year, Adventum added Katowice Business Point to its Polish office portfolio, following its purchases of Renaissance Plaza in Warsaw and the Poznań Financial Centre last year. The company has now acquired, developed, redeveloped or manages around EUR 1.5 bln of real estate in the CEE region.
