Construction has begun on a new emergency care unit at Thomayer University Hospital in Prague, officially launched by Prime Minister Andrej Babiš and Health Minister Adam Vojtěch. The CZK 2.2 billion project is one of the hospital’s largest investments and forms part of the Czech government’s strategic healthcare infrastructure programme.

Drutex has begun the second phase of an expansion of its headquarters in Bytów, northern Poland. The PLN 30 mln project will refurbish its existing office building and connect it to the rest of the complex, which was completed last year. Allcon has been appointed as the general contractor.

Poland’s modern warehouse and industrial stock has reached 37.44 mln sqm. Demand rose by 47 pct year on year in the first quarter of 2026. At the same time, companies are raising their expectations of what such facilities should offer. Floor space and location remain important, but so do flexibility, automation and the potential for future expansion.

Poland’s retail property market saw a clear revival in the first half of 2026. Transaction volumes topped EUR 1 bln, surpassing the total recorded for the whole of 2025. Retail accounted for around one-third of all commercial real estate investment.

Power Park Kielce is being rebranded as BIG Kielce. From August 22nd, the retail park on ul. Radomska will operate under the BIG brand. BIG Poland acquired the property in April.

SGI has completed the penultimate building at its Łopuszańska 47 residential development in Warsaw’s Włochy district. Handover of the 87 apartments has now begun. Launched in 2022, the development will eventually comprise four buildings with more than 400 apartments.

Electrical engineering firm Chorus Research Engineering Distribution has leased nearly 10,000 sqm of warehouse space at CTPark Bucharest North.

Poland’s residential construction market is slowing, with 936 projects put on hold over the past year. Yet investors continue to prepare new projects, with activity in planning and design on the rise. According to Kompas Inwestycji, 1,219 projects reached the foundation stage or moved into construction between August 2025 and July 2026.

Resi4Rent has completed a 620-unit PRS development at ul. Bardzka in south-eastern Wrocław. The development is located between the Huby and Tarnogaj districts.

Atal has added 31 apartments to the Kraków residential market as part of its Zakole Wisły II project. The development is located near ul. Nowohucka. Prices range from PLN 14,100 to PLN 16,900 per sqm before interior finishing.

7R has signed a long-term lease with Berner Polska for nearly 6,500 sqm at its 7R Hub Nowa Huta logistics and technology development in Kraków.

Poland’s industrial and logistics market entered the second half of 2026 with demand rising and available space continuing to shrink. According to Cushman & Wakefield’s latest MarketBeat report, the vacancy rate fell to 6.6 pct in the second quarter, its lowest level since 2023. Tenants remained active in signing new leases during the first half of the year, while developers continued to take a cautious approach. The value of investment transactions in the logistics sector was also 13 pct higher than a year earlier.

Reino IO Logistics has completed Reino IO Piotrków BTS, a nearly 27,000 sqm cross-dock logistics centre in Piotrków Trybunalski, central Poland. The investor is the Polish Logistics platform, managed by Reino IO Logistics, while Kajima Poland was responsible for the design and general construction under a design-and-build contract.

Retail accounted for 36 pct of total commercial real estate investment in both Poland and Italy in Q2 2026, the highest share among the eight European markets reviewed in the latest Focus Estate Fund ‘Quarterly Litmus Paper’. The report points to sustained investor demand for retail parks and food-anchored assets, supported by low vacancy, resilient consumer spending and a constrained supply of high-quality space.

The Territorial Planning, Urbanism and Construction Code (CATUC) is expected to have a significant impact on Romania’s real estate market. Two measures are likely to be particularly important: tighter limits on how much can be built on a site and a new infrastructure payment, the cost of which has yet to be determined, according to Crosspoint Real Estate.

WSP Polska, a global engineering and consulting firm, has signed a lease with Karimpol Polska for 1,100 sqm of office space on the 12th floor of Skyliner II. Cavare by Cavatina will develop a 310-unit PRS project in Gdańsk for Urban Partners’ Lett platform. Once completed, Palio D1 will operate as Lett Stocznia, bringing Lett’s portfolio at the Palio complex to 646 units.

Poland’s industrial and logistics investment market recorded EUR 782 mln in transactions in the first half of the year, across 18 deals. This was 36 pct above the five-year average and the sector’s third-highest first-half investment volume on record, after 2020 and 2021. The strong showing was driven by more than a return of large deals, however. Investors are increasingly prioritising long-term, predictable income, while sale-and-leaseback transactions are becoming an increasingly important way of bringing assets to market.
