Welcome to this very special 300th anniversary edition of ‘EurobuildCEE’! And what a long way we’ve all come in the last 25 years or so since the very first issue of our magazine. Just like the astonishing progress of the Polish and CEE real estate market since then – which we’ve covered all the way – we have gone from humble beginnings, through various ups-and-downs and a dramatically changing landscape, to where we are today.

Responding to the city’s needs

Jarosław Zagórski has over 27 years of Polish real estate market experience. He specialises in the commercialisation and development of real estate projects, office marketing and proptech. He has been employed by Belgian developer Ghelamco for 18 years, serving as the commercial and development director and a management board member from 2007 to 2023. Since April 2023, he has held the position of managing director for Poland. Throughout his career, he has led leasing strategies for Ghelamco’s flagship office projects in Warsaw and regional cities, including Warsaw Spire, The Warsaw Hub, Warsaw Unit, Vibe and The Bridge.

We must invest in people!

Marek Dobrzycki is a partner of Panattoni and one of the key figures responsible for the warehouse developer’s growth in Poland. He has been with the company since 2007, almost since its inception in the Polish market, and currently oversees operations in the country’s most important regions. He is responsible for Panattoni’s core business areas and has played a decisive role in shaping the developer’s organisational structure in Poland. He has led the establishment of partnerships with key clients, including Amazon, for whom projects have been delivered in Gliwice, Poznań, Sosnowiec, Wrocław, Szczecin, Bolesławiec and Gorzyczki.

Capital abhors stagnation

Michał Grabara has almost 20 years of commercial real estate market experience. He has held positions at Deloitte and PHN – the largest listed real estate company with state involvement, where he headed acquisitions. He has advised on transactions worth over EUR 2 bln in the logistics, office and retail sectors. He currently focuses on key client relationships and attracting new capital.

A whole new chapter

Paweł Sapek, as the senior vice-president and regional head for Central Europe, is responsible for Prologis’ entire portfolio in Poland, the Czech Republic, Slovakia and Hungary – totalling more than 5 mln sqm. He oversees the company’s investment and operational activities across the region, including the implementation of its business strategy, new developments and key client relationships. He has over 29 years of experience in real estate and management and has been with Prologis since 2015. Prior to this, he was the director of business development for Central and Eastern Europe at Segro Poland. He has also held roles at international engineering firm Ove Arup & Partners and the US construction giant Washington Group.

The shining star of Central Europe

Hadley Dean has been working in Poland for over 20 years. Before founding MDC², he served as the CEO of EPP – Poland’s largest shopping centre operator with a portfolio valued at EUR 2.6 bln. Prior to that, he was the managing partner for Central and Eastern Europe of Colliers International.

Still surprising us

Roger Andersson is the managing director and a board member of Vastint Poland, a company owned by the Vastint Group, an international organisation operating in the European real estate market for over 30 years. He has been leading the Polish branch for over 25 years, overseeing operational management and the expansion of Vastint’s investment portfolio in the country. A graduate of the IHM Business School in Stockholm, he has over 40 years of experience in the sector, previously holding senior management positions in several construction and development companies in Sweden. Thanks to his strong leadership and long-term vision, Roger has ensured the company’s stable growth in a dynamically evolving market. Vastint Poland manages 29 properties located in major regional cities across Poland. The current market value of the company’s portfolio amounts to EUR 800 mln. Roger is actively involved in the Scandinavian-Polish Chamber of Commerce, where he served for several years as chairman.

Arkadiusz Rudzki, the executive vice-president for leasing and sales at Skanska Commercial Development Europe (CDE), is responsible for leasing and selling investment product, managing the property portfolio, and collaborating with key corporate clients across the CEE region. He has 20 years of real estate market experience, gained at leading financial institutions, advisory firms and private equity funds.

Anna Bartoszewicz-Wnuk is a graduate of the SGH Warsaw School of Economics (in finance and banking) and City University London / Bayes Business School. She has been working in the Polish and CEE commercial real estate markets for 25 years. She was a member of the management board at JLL from 2019 to 2021.

Change is on the horizon

Magdalena Szulc has been employed by Segro since the beginning of the company’s operations in the CEE region in 2005. She began her role in the company as a regional director. From 2008 to 2009, she held the position of country manager. Since 2009, she has been responsible for the company’s Central Europe operations as the managing director for Poland and the Czech Republic. She is responsible for implementing the company’s strategy based on the development and expansion of the logistics portfolio and industrial properties in key locations. Magdalena has over 20 years of real estate sector experience and holds an RICS certificate.

Poland’s rise to prominence

Dieter V. Knittel is a highly experienced international professional with over 25 years of experience in the global financial sector. He has a track record in commercial real estate debt origination and credit structuring with strong leadership skills. He is the managing director and head of international real estate finance for Central and Eastern Europe at Pbb Deutsche Pfandbriefbank, responsible for the bank’s lending portfolio in the region. The regional focus is on Poland, Czech Republic, Slovakia, Hungary and Romania. He has been active in the CEE market for more than twenty-five years, including five years based in Warsaw as head of credit and senior risk management.

Building a market for people

Tomasz Trzósło is an expert with almost 30 years of real estate market experience in the CEE region. Before joining EPP, he was the managing director of JLL for Poland and Central and Eastern Europe. He was also a member of the legal and procedural board at Tétris. His responsibilities have included involvement in a large number of capital market transactions, including the sales of portfolios and individual properties, capital raising and transactions using debt securities, and structured capital transactions.

Always fully committed

Anna Duchnowska is the managing director and head of investment for Central and Eastern Europe at Invesco Real Estate. She is a member of the European Equity Investment Committee and the European Executive Council. She mentors for the Invesco Women’s Network as well as for INREV and ULI. Anna began her investment career in 2000 and joined Invesco Real Estate in 2014, establishing the firm’s office in Poland while taking responsibility for business development and asset management. Prior to joining Invesco, she had spells at Colliers International Poland, AIB Polonia Property Fund and KPMG.

Let’s not be afraid of change!

Renata Osiecka is the founder and owner of Axi Immo, a company specialising in comprehensive advisory services in the commercial real estate market, including the warehouse, land, office and investment sectors. She has over 25 years of experience of working in the commercial real estate sector, during which she has managed teams and advised investors on acquisition and disposal projects. She previously headed a department responsible for the development of real estate projects in the CEE region and managed the portfolio of one of the world’s largest logistics developers. She is active internationally, collaborating with European and global real estate organisations. She has served as the European chapter president and chaired the diversity and inclusion committee of SIOR (the Society of Industrial and Office Realtors), and is also a member of the RICS.

I’m at work. And I’m happy!

Małgorzata Poręba is the director of ULI Poland, where she leads the organisation’s mission to shape the future of the built environment to achieve a positive transformation for communities worldwide. She is responsible for strategic development, programme design, member engagement, and fostering collaboration across the real estate sector in Poland. During her career, she advised leading international and Polish organisations and held senior positions at the Polish Real Estate Federation, Polish MS Society, Century 21 and ‘Eurobuild’.

Rapid response squad

Mateusz Bonca has many years of experience in management and strategic advisory for leading companies in the EMEA region. Since 2020, he has been the CEO of JLL in Poland, responsible for the firm’s local advisory services and supervising the centre of excellence for the EMEA region. Before joining JLL, Mateusz was the CEO of Grupa Lotos until 2019. In 2012–2016, he worked as a director at Deutsche Bank AG in Frankfurt am Main. Prior to this, in 2010–2012, he led consulting teams as a manager at Peppers and Rogers Group in the Middle East, and in 2004–2010 he was employed by McKinsey & Company on projects in various industries, such as in Germany, the UK, Italy, Portugal, Spain, the UAE, Bahrain, the Czech Republic, Saudi Arabia, Belgium, South Africa and Turkey.

A bright future ahead

Rafał Mazurczak manages the development of Echo Investment’s commercial projects. He was appointed to the management board in 2016, and since 2021, in connection with Echo Investment’s acquisition of the Wrocław-based company Archicom, he has also sat on its supervisory board. He began his career in 2000 as a leasing manager for Echo Investment’s office projects. In 2007–2013, he served as the office leasing director, and from 2013 he was the director of the office department. In 2021, when Echo Investment merged its office and shopping centre departments into the commercial real estate department, Rafał took responsibility for the newly-created department.

A cautious optimist

Kamil Kowa has over 20 years of real estate market experience, including in capital and transaction advisory and real estate valuation. Since January 2024, he has been the managing director of Savills. In this role, he is responsible for business development on the Polish market, strengthening the company’s position in the CEE region, and developing cooperation within regional structures. Kamil oversees the strategic activities of all business lines and the development of the portfolio of services offered by Savills.

Strategic alignment is crucial

Małgorzata Czaplicka has been the CEO of GTC since May 2025 and has been with the company for 15 years. From 2010, she served as director of investor relations and, since January 2025, as chief financial markets officer. She has been involved in key projects related to capital raising, managing debt instruments listed on the Warsaw, Johannesburg, Budapest and Euronext stock exchanges, as well as securing financing to support GTC’s investment strategy. She has also chaired the company’s green bond committee. Prior to joining GTC, she held senior roles in investor relations and finance in the media and telecommunications sectors.

An open and functional city

Hanna Zdanowska was born in Łódź. She graduated in environmental engineering from the faculty of civil engineering and architecture at the Łódź University of Technology. She served for six years as the director of the Łódź Chamber of Industry and Commerce. In 2006, she became a member of the Łódź City Council and later the Deputy Mayor of Łódź, responsible for education, sport and EU funds. In 2007, she was elected to the Polish Parliament (Sejm), where she served as the vice-chair of the ‘Friendly State’ special committee for the reduction of bureaucracy. Since 2010, she has served as the Mayor of Łódź. Hanna Zdanowska has been a member of the European Committee of the Regions (CoR) since December 2019. In her current term, she sits on the ENVE Commission (environment, climate change and energy), the SEDEC Commission (social policy, education, employment, research and culture).

Always ready for the unexpected

Daniel Bienias has been with CBRE since 2010, and in 2015 was appointed as the company’s managing director in Poland. During that time, the Polish branch has grown to be the market leader with a team of more than 500 advisors. Prior to joining CBRE, Daniel was responsible for the development and implementation of marketing and business strategies as the head of marketing and leasing at CA Immo. He has a degree from the University of Szczecin and completed postgraduate courses at the Warsaw University of Technology, as well as Sheffield Hallam University and Harvard Business School. In 2023, he was appointed as the managing director in the CEE Region, a role he performs together with managing the company in Poland.

Agility is at the heart of operations

Monika Rajska-Wolińska, as managing director of Colliers for Central and Eastern Europe, is responsible for strategic and operational activities in Poland, the Czech Republic, Slovakia, Romania, Bulgaria and Hungary. She is also a member of the EMEA board at Colliers. She was awarded the title of Female Champion of Change (Sukces Pisany Szminką), and is a mentor with Vital Voices and the Urban Land Institute (ULI).

Pace and flexibility

Magdalena Kowalewska-Kasperowicz has over 20 years of experience in the commercial real estate market. In March 2023, she joined the LCP Poland team to manage the investment portfolio of retail parks and modern small business unit (SBU) warehouse space, as well as to oversee the group’s development and acquisition activities. Her responsibilities also include the management and growth of the M Park, M Emka, and M Multipark brands on the Polish market. Immediately prior to joining LCP, she held the position of COO of CPI Property Group Poland. Before that, she spent over ten years at Immofinanz, where she successively held the roles of Poland head of offices and logistics asset management and Poland offices and logistics country manager, before being appointed Poland operations country manager and a member of the management board in 2016.

The next big thing

Søren Rodian Olsen established Nrep’s Polish branch in 2021 and leads its logistics platform’s business development activities in Poland (Logicenters), with a focus on investment sourcing, asset management, and key relationships with co-investors and large tenants. He has over 20 years of experience of working in the Polish market, having previously held senior executive positions at Bank Austria, HVB Group and Aberdeen as well as ten years with Cushman & Wakefield, where he was a partner and head of capital markets. Søren holds an MBA from the University of Westminster and sits on the board of ULI Poland.

Time to “remaster” the market

Krzysztof Misiak has been with Cushman & Wakefield for over 18 years. Since 2012, he has been responsible for the development of regional cities. In 2018, he was appointed head of the office agency in Poland, and since 2020, he has served as head of Poland.

Szymon Wojciechowski is an architect with over thirty years of experience, a graduate of the faculty of architecture of the Warsaw University of Technology and the University of Detroit Mercy, and a member of the Mazovian Chamber of Architects. He has been employed by APA Wojciechowski since 1992. Szymon is the author or co-author of many well-known architectural projects, including Elektrownia Powiśle, Skyliner, The Park Warsaw, Latarnia and Port (Port Praski) and Galeria Północna (all Warsaw,) Riverview, Format, Officyna and Alchemia (all Gdańsk), Kielecka 2 in Gdynia, Business Garden and Centrum Południe in Wrocław, Nova Silesia in Katowice, The Park Kraków, Unit.City in Kyiv, Lviv.Tech.City, as well as White Square Office Center and White Gardens Office Center (both Russia).

The potential of Bydgoszcz

Edyta Wiwatowska is a legal adviser by education and completed postgraduate studies in regional development programming and project management. She has managed the Bydgoszcz Regional Development Agency for over 10 years, successfully introducing investors to the Bydgoszcz market. Since July 2024, she has also been the president of the board of the Bydgoszcz Industrial and Technological Park, tasked with merging both companies in order to further develop support for businesses in Bydgoszcz.

Driving change in real estate

Jacek Wesołowski has over 30 years of experience in the retail, office and residential real estate markets. Since 2016, as the managing director of Trei Real Estate Poland, he has been responsible for the company’s investment and development activities. He oversees the growth of the Vendo Park retail network. Since 2019, he has also led the residential division, Trei Residential. Jacek is an active advocate of small retail formats and serves on the board of the Polish Council of Shopping Centres (PRCH). Before joining Trei, he was responsible for the success of Klif, the first downtown shopping centre in Gdynia, the Silesia City Centre mall in Katowice, and the Tarasy Zamkowe centre in Lublin.

Three hundred cheers!

Three hundred issues of ‘Eurobuild’ is more than just a neat round number – it’s a symbol of over a quarter of a century of work, passion and relentless curiosity about the market. To mark this milestone, we decided to pause for a moment and capture what matters most – the people who bring this magazine to life every single day.
